House For Sale £1,075,000
The Street, Staple, Canterbury, Kent CT3

Description
Located opposite the impressive Grade I Listed church in the charming village of Staple, this beautiful Grade II Listed detached property stands out among its contemporaries with its white painted frontage, Kent peg tiled roof, multi-pane sash windows, chimney stacks and semi-circular steps leading to the period front door. Part of the property dates back to the 17th century with the more formal receptions rooms added later and, while the whole property has recently been completely but sensitively refurbished with new plumbing, electrics, plasterwork and decoration, all of the character period features have been retained. These include exposed beams, fireplaces, panelled doors, dado and picture rails, high skirtings, coved ceilings and central light roses. It nestles in 0.3925 of an acre of gardens and includes a long driveway where you can park a number of vehicles and leads to the double garage. There is a hard standing frontage edged by a dwarf wall and leading to the steps up to the front door. The attractive entrance hall provides access to the drawing room and dining rooms that were added later and are more in the elegant Georgian style with high ceilings. The drawing room includes a fireplace with a white fluted surround, wide dado and picture rails as well as ornate coving and a large ceiling rose, while the formal dual aspect dining room also includes similar features with a tiled inset in the fireplace and a useful hatch through to the kitchen. A completely different atmosphere envelopes you when you walk into the older part of the property. Here there is a gorgeous dual aspect family room with exposed ceiling beams and a superb inglenook fireplace with a modern log burner you can cosy up to on a cold winter's evening. The attractive kitchen/breakfast room has been revamped but still retains that ‘country style' feel with exposed beams, a new range cooker and a walk-in pantry and a built in storage cupboard as well as painted units and a dishwasher as well as access to a rear lobby leading to the garden.

What the Owner says:
We fell in love with this gorgeous property the moment we first saw it, even though it needed of a lot of ‘tlc'. Over the past few years we have enjoyed renovating the house and bringing it back to its former glory. However we feel that we really need to downsize so hope another family will enjoy everything we have done here. The village of Staple is a very friendly place and includes a village hall and recreation ground as well as the lovely old quintessential English Black Pig pub and restaurant with rooms and a very handy grocery store attached to the side. The attractive village of Wingham is not far away with its good primary school, pubs and shops while Gibsons farm shop can virtually equal Harrods and Selfridges food hall in terms of the quality of produce available and wine enthusiasts can visit the award winning Barnsole Vineyard. We are less than five miles from the medieval Cinque Port town of Sandwich with its mainline station, championship golf courses, bars, restaurants and individual shops and only nine miles from Canterbury with its historic buildings, theatres, high street stores, three universities and a selection of top class private and grammar schools
