Riverside Lane, Newnham, Gloucestershire GL14

Description
In a picturesque riverside location, this charming, contemporary-styled, detached, three-bedroom cottage has a stunning sun room, an imaginatively designed garden and a hot tub near the water's edge, perfect for relaxing and bird-watching at the end of the day.

The property and its unique surroundings have provided an ideal lifestyle for the busy working couple who own it. "We wanted something special to come home to and when we saw the view from the front door, through the kitchen and sun room to the river at the end of the garden we knew we had found it!"

Located on the banks of the River Severn, Ty Hafren would equally suit a young family. It is in the hamlet of Broadoak and within walking distance of the sought-after village of Newnham-on-Severn (about a mile away), where local amenities include shops, a Post Office, pharmacy, community library, health centre and primary school. The property is near the edge of The Forest of Dean, a designated National Forest Park, which offers a wealth of outdoor activities. It is well situated for commuting, with the A48 providing access to Gloucester, Cheltenham and the M5 or Chepstow, Bristol and the M4.

Step inside:-

The immaculately-presented home, extended from a traditional cottage, was renovated and modernised by previous owners and has since been stylishly redecorated by the vendors. It benefits from double glazing throughout.

The front door, set under an attractive oak/wood-framed porch, leads into the living room, which has an open fireplace with a wood mantel and an Esse wood burning stove set on a Forest stone hearth.

There is an opening through to the beautifully fitted kitchen, which has a comprehensive range of integrated Neff appliances, including a fridge freezer and wine fridge. There is space for a kitchen table and the room is open plan to the wonderful oak/wood framed sun room which has bi-fold doors leading to a patio, opening up the views down the garden to the River Severn.

"It is very much a split-season house. In summer, we tend to spend our time at the back of the property, enjoying the sun room and the views of the garden & river. In winter, we spend our time in the cosy lounge with the log fire on."

A glazed door from the side of the kitchen leads to a utility room and cloakroom. On the first floor, there are three double bedrooms and a bathroom with a corner shower. The delightful principal bedroom has exposed beams, a range of Sharps, fitted, Shaker-style wardrobes and a window to the back of the house, taking in the lovely views. The two double bedrooms at the front of the house look towards the Forest of Dean. In one of these bedrooms, there is a telescope for looking at the night sky. "The semi rural location mean the night sky is spectacular perfect for star gazing."

Outside - To the front of the property is a gravelled off-road parking area with space for two cars. There is a gate to the side of the property, where there is an electric car charging point and a garden shed. A side door leads into the utility room and there is access to the rear gardens.

At the back of the house, immediately in front of the sun room, there is a south-facing patio. An area of level lawn leads down to a magical sunken garden, landscaped with the help of a garden designer as the vendor's lock-down project. The sunken garden incorporates raised flower beds, with a mixture of low maintenance scented and wildlife-friendly planting, bordered by walls built with Forest of Dean stone from a local quarry. On two sides the walls are designed with in built seating & and there is ample space for a fire pit or table. "We have loved spending time in this space, whether enjoying breakfast on summer mornings, relaxing after work or entertaining friends."

Steps lead up from the sunken garden to a raised seating area with hot tub under an attractive wooden pergola, which comes with a fabric cover for rainy weather. The hot tub, installed about two years ago, has superb views across The River Severn and the wildlife it brings Slimbridge Wetland Centre is just downstream so we get to see a great deal of wildlife & rare wetland birds. Our birdwatching skills have certainly improved since living here!.

At the very end of the garden, there is a seating area where the vendors have barbeques and sit and enjoy the outlook. "It is constantly changing, with the tide and the seasons. At times the river can be smooth as glass, at other times you see the sandbanks, and then there are also the Severn bores. When we get a five star bore we sit there with a coffee or a glass of wine and watch the surfers."

The area makes this a special place to live. "There are easy walks in both directions when leaving the house whether it's along the riverside to Newnham-on-Severn or across fields to Westbury on Severn. Both come with great country pubs and keep both us, and our dog, very happy!"
