Location Netley Abbey is a pretty village on the shores of Southampton Water, with a broad range of shops along Victoria Road, its own school, train station and popular sailing clubs. The village is also home to the beautiful Royal Victoria Country Park, set in 200 acres of grassy park and woodland.

Southampton Airport is just under half an hour away, with all main motorway access links also being close by enabling easy access to Southampton, Portsmouth, Winchester, Chichester, Guildford and London.

Inside The house is approached via a pathway leading to the covered entrance porch and front door which opens to the inviting entrance hall, which has a set of stairs leading to the first floor, a cloaks cupboard and separate door through to the modern cloakroom. A door to the left opens to the beautiful, light and airy sitting room which has a square bay window to the front aspect and feature gas coal effect fire to one wall with moulded surround and marble face and hearth, and plenty of space for freestanding furniture. Double doors to the rear of the sitting room lead through to the dining room which has sliding doors at one end opening to the garden with an additional door to one side of the room leading to the kitchen breakfast room.

The heart of the home has to be the large, stylish kitchen which has been fitted with a matching range of wall and base units with cupboards and drawers under and complimentary work surfaces. There are a range of integrated appliances including two AEG ovens, a gas hob with extractor over, dishwasher, separate Zanussi oven (ideal for those family roasts!), a fridge and freezer. The room also offers space for a table to one side, along with a fitted breakfast bar, ceramic flooring, underlighting to all units and spotlighting. A window at one end enjoys views over the rear garden and has a door to the side opening to the garden.

Outside To the front of the property the garden is mainly lawned with planted borders and a driveway to one side providing ample off-road parking and leading to a double garage with electric roller doors, power and lighting and an external electric charging point. The garden continues to the side of the house where there is both a shed and greenhouse, this part of the garden is accessed via an attractive wrought iron gate.

The rear garden itself is a good size, and has been landscaped to provide a large patio seating area that spans the width of the property and is partly walled with steps leading up onto the garden itself which is mainly laid to lawn, again with selectively planted borders.
