House For Sale £600,000
George Street, Helpringham, Sleaford, Lincolnshire NG34

Description
An extremely well presented, attractive, double-fronted, modernised home dating back centuries, sits in a conservation area on a corner plot in the heart of a South Lincolnshire village, its u-shaped footprint offering light and spacious rooms including 4 double bedrooms, 2 en suite, a kitchen breakfast room, 3 reception rooms, a detached tandem garage, and a generous, private garden.

Located about 7 miles southeast of Sleaford and between the A17 to the north and the A52 to the south, there is easy access to towns with Grantham on the A1 to the east providing a high-speed rail service to London taking about an hour, whilst the village of Heckington, 2 miles away, also has a train station. Exceptionally good schools are in the area including a village primary within walking distance.

“It’s a beautifully quiet, very private, very spacious and lovely house to live in. There’s plenty of room for older children to feel separate, in fact when our adult daughter was here occupying the en suite bedroom over the kitchen, which has its own staircase, we hardly noticed she was there! On the other hand, for a family with younger children the garden is a huge asset with such a large lawn area and the mature trees.”

“The outside office adjoining the garage is an excellent place to work from home – It’s a good sized room with a storage heater and power points, even alarmed, and far enough away not to be distracted from the hustle bustle in the house, but close enough to saunter in for some lunch!”

“It’s not a listed building but we are in a conservation area. We don’t know the exact dates of the house but we do know the ground floor is about 400 years old, with the upper floors being added at a later date. You can see this from the change in brickwork on the outside especially from the courtyard where you can also see the date 1599 engraved into a stone. The house is largely brick but has a partly stone wall along the courtyard; it’s all under a clay pantile roof.”

“The house is very warm especially downstairs with layers of insulation in both the walls and the floors; this was installed by the previous owners who did the renovation work. It is very spacious inside with surprisingly high ceilings; my husband is 6’ 2” and our son is 6’ 5” and neither have had a problem living here!”

“The garden is completely secure for young children and dogs; it’s screened off into two parts with a formal front garden and a big back garden mainly lawn with very old oak and walnut trees and a mature silver birch providing some nice shade. The paved courtyard is a real suntrap – it’s great to open the doors from the kitchen and the dining room onto this area in summer, an ideal spot for eating outside.”

“We have two vehicle accesses onto the property: Timber gates from George Street open onto a gravelled area on one side of the house, and a great deal more parking is on an area in front of the garage, at the back of the garden, from Wheelrights Lane. There’s loads of room for parking.”

“Although we relish in the peace and tranquillity, the village is quite a busy one with lots going on if you want to get involved. There is a good primary school within walking distance, an active village hall, and for those with a dog or a love of the countryside, there is easy access to local walks onto the fen. It’s also conveniently close to the A17 for road links, and there is a train station at Heckington just 2 miles away.”
