Agents view

The possibilities are endless with this 2-3-4 or even 5 bedroom stunner of a house!
Ideal for downsizers, those only in need of two bedrooms but lots of living space or couples needing plenty of work from home options.

Believed to be the first private house built in Watmore Lane, the 1908 plaque remains proudly displayed on the front of the house to this day.

The great thing about this house is how versatile the spaces are. Firstly, the two front reception rooms on the ground floor which are currently used as a dining room and a study/snug, could also both work practically as bedrooms which offers so much flexibility.

The open plan kitchen/ living room/ diner is perfectly placed in the centre of the property and practically screams "Let's Party!"

Officially classed as bedroom three, the rear reception room has fitted wardrobes offering ample storage and delightful patio doors leading to a lovely decked area of the garden, offering the perfect place to chill in the sun.
There is also a shower room and WC just off this room making this space perfect for guests to stay, a grandparents room or as a work space such as a self contained studio/ beauty salon etc.

Upstairs the bedrooms are both a great size and share a modern family bathroom.

The garden is just wonderful; there are different zones all having a purpose with various mature plants, patio/ decking areas for dining and chilling, pond with water feature, small lawned area with artificial grass leading to the 20ft x 10ft shed/cabin.
All non overlooked and private however the best part has to be the brick built BBQ area and hot tub which are included in the sale of this spectacular home.

My favourite aspects are the kerb appeal, amazing living room/kitchen and mature non overlooked garden.

Sellers view

We moved into Dinton House in December 2003, my wife loving the double fronted windows and porch even before stepping foot into the property.
For me, the downstairs openness as you walked in confirmed this was the property for us, I even had to be persuaded to check out the bedrooms and bathroom upstairs.

Over the years we have caringly made some subtle changes to Dinton House.

The garden is a maze of plants, bamboo, trees and shrubs. The large palm tree was a gift from my late mother, only 3tf tall when we planted it and now stands elegantly next to a small rockery, pond and waterfall. The garden is fully enclosed and gets the sunlight from 11am through to dusk.
You also have a brick-built gas BBQ and a 6-seater hot tub to wind down in, you’ll find the outdoor space is fantastic for entertaining or simply chilling out with an enjoyable book.
At the rear of the garden is a very large shed (20ft x 10ft) surrounded by decking with path and Astro turf laid. The front of the property has a 5-bar gate and shingled driveway, easily getting 3 cars on the driveway, 4 depending on the size of the cars. All the facias & guttering were replaced 3 years ago.

6 years ago, we completely refurbished our house in keeping with the character of the property from the front porch throughout the whole house with new doors, skirting, windowsills, door frames, staircase all replaced with oak, new radiators and bathroom fixtures.
The updated kitchen is Farrow and Ball Grey colour which complements the rich iroko wood top surrounding the Belfast sink.

It really is a house for all seasons with the outdoor space for entertaining or in the cooler months having the log burner in the lounge for those chilly nights snuggled up with a good movie and a roaring fire but still not forgetting that hot tub!

What about the location.
Watmore Lane is well positioned for primary and secondary schools all within 5 minutes walking distance. We have Dinton Pastures just a 10-minute walk away with lakes, kids play area, sailing, open water swimming and café, there is even a doggie wash facility for those muddy dog walks.
Local pubs are within a 10-minute walk from the property.
Berkshire’s premier Nirvana Spa is just over a mile away along with Wokingham Tennis and Cricket Club as is Reading Football Club training facilities just up the road.
A mere 7-minute walk puts you at Winnersh Station with direct lines to Waterloo and Paddington (via Reading).
Sainsburys is just past the station but there is also an excellent corner shop with post office and hairdressers and barbers around the corner from Dinton House.

A unique and very much-loved character property just waiting for its next adventure.
