Directions From St James Church in Louth travel north along Bridge Street and to the top of Grimsby Road, turn left and at the roundabout, take the third exit onto the A16. Carry straight on at the next roundabout, then proceed for some distance passing one lane on the right and two turnings to Fotherby. Upon entering Utterby, take the lane on the right (Ings Lane) signposted to Covenham and Yarburgh. Go to the end of the lane, then bear left to Covenham. Enter the village passing the right turn to Yarburgh. Take the next right turn into Cold Harbour Lane/ Newbridge Lane. After the right bend the plot is on the right just after the gated entrance to Ashdown Cottage. A short way beyond, the lane leads out into open countryside.

Planning Outline planning permission was granted by the East Lindsey District Council on the 14th of July 2022 (Application N/038/01929/21) for the erection of a dwelling (with layout to be considered).

The site plan illustrates the approved plot size and position with a new access to the lane to be formed on the southern side of the frontage - this will be a condition of sale so that the entrances to the new property and Ashdown Cottage are distinctly independent.

The planning permission carries conditions relating to the approval of further details in respect of access, appearance, landscaping and scale within a 4-year timescale, drainage, planting and tree retention. Applicants should carefully consider the planning decision notice in full, the approved plans and arboricultural reports which can be emailed on request.

The Plot The building plot is currently the southern garden of Ashdown Cottage and is generally level with a maximum depth of around 34.5m (113ft) x a width of 17.8m (58ft) near the frontage and 18.4m (60ft) towards the rear. A condition of sale is that the buyer erects and forever after maintains a 6ft high boundary fence between the new property and Ashdown Cottage.

There will also be conditions regarding timescale for the new property to be constructed and requiring that the site be maintained neatly as garden and clear of debris until development commences, in the interests of neighbourhood visual amenity.

There are some established trees, shrubs, hedges and plants on site and attention is drawn to the Arboricultural Report and planning conditions regarding landscaping and trees on site. To one corner of the plot, within the trees there is a timber summer house. The metal garden seat in the photographs will not be included in the sale.

It is felt that the plot size and setting will easily support a 3- or 4-bedroom dormer bungalow or cottage style property with driveway and garage, though ultimately, any submitted detailed design will be subject to planning approval.

On the northern fringe of Covenham St Bartholomew there is a thatched farmhouse restaurant serving local produce while just a short way from the villages is the Covenham Reservoir upon which watersports take place. A visit to the Grade 2 Listed Church of St. Mary (thought to be mentioned in the Domesday Book) will reveal some spectacular stained glass, interesting architecture and a captivating atmosphere. The scenic Lincolnshire Wolds Area of Outstanding Natural Beauty is just a short drive to the west.

The town of Louth has excellent independent shops and supermarkets, 3 markets in the centre each week, a working cattle market, excellent schools and academies, a theatre, cinema and many recreational, sporting and leisure facilities/clubs. Grimsby offers a wider range of amenities and is known for its fishing heritage, celebrated by a visitor centre in the port.
