Description
EweMove - Located in the centre of town, and on the market for the first time in 24 years, this period 4 bedroom detached family home has been renovated throughout to a high standard, with changes made to the property to suit modern day family living, whilst retaining many of the original features.

Grove Cottage is a hidden gem, fully enclosed from the all sides, the front of the house is bordered with mature hedgerows, with a full size door leading through into the front garden. The garden as you approach the house really sets the scene with a pathway leading to the front door, with an expansive area of lawn to each side of the pathway, various mature shrubs and an outdoor seating area. The front of the house, is very private and enclosed, allowing you to enjoy this "Old English" style garden all year round. Once through the front door and into the hallway there are doors and access to the various receptions rooms, whilst the hallway has features of its own, such as original exposed brickwork wall, wooden flooring and original front door which has been restored with stain glass windows. The lounge on the left features a South facing bay window, original fireplace/hearth, log burner and Acova radiator. Some of the restoration changes to this room include the Inglenook fireplace, replacement flooring, and TV cupboard. The dining room is also situated at the front, to the right of the hallway, with a South facing bay window, restored original wood flooring, log burner and Acova radiator - again beautifully restored with Inglenook fireplace and hearth, exposed brickwork on some walls, the serving hatch removed to expose the hidden doorway through to the kitchen and the Villager log burner. Through the dining room there is also access to the home office, which has been modernised with the removal of a small kitchen and the addition of a radiator and ventilation

The beautiful kitchen features a hand made paint finished kitchen with granite worktops, exposed inglenook cooking area with original bread oven, original wooden flooring, Acova radiator, storage cupboard and fridge/wine rack storage. Feature beams and exposed brickwork complete some of the restoration completed in the kitchen. The handy utility room has a sink and worktop, several built in cupboards, water softener, space for fridge/freezer, plumbing for a washing machine, winched ceiling clothes airers and the boiler. The utility room benefits from a restored stable door and quarry floor tiles. The family bathroom, has been restored to feature underfloor tiled heating, traditional roll top bath, traditional towel rail, half height wooden panelled walls and an electric illuminated mirror. Finally on the ground floor a fabulous conservatory giving a great outlook on the rear mediterranean styled garden was added in 2014. Accessed via the kitchen this large conservatory has travertine flooring, which also benefits from underfloor heating. Two double patio doors, electric roof vents, orangery soffit and wall vents and a bifold window next to the hot tub.

Off the hallway there is a door down to the cellar, with a split pine door leading to the fixed open wooden staircase. In the cellar there is a tumble dryer station and some original brickwork, electrical supply cupboard, alarm control and the broadband hub. This room would be an ideal games room. Restoration of the cellar includes exposing original brickwork, tanked walling, vent shaft and extractor fan and screed flooring

The stairs and landing leading to the first floor feature a wooden staircase with carpet runner, with the landing giving access to all 4 double bedrooms and the separate W/C. Loft access is via a hatch in the landing area, via a fitted loft ladder. The loft is boarded, has lighting and subject to any necessary permissions could be suitable for conversion. The main bedroom is situated to the front of the house, and features a walk in wardrobe, original feature fireplace and hearth, wooden flooring and door, as well as an ensuite shower room - which has a spacious shower unit, sink and W/C. Bedroom 2 also faces the front overlooking to garden, with original feature fireplace, sink and splashback with mirror and original doors. Bedroom 3 and 4 are to the rear of the house, with bedroom 3 offering a sink with pedestal and the 4th bedroom housing the airing cupboard, and featuring some exposed brick wall features.

Whilst the front garden is very traditional, the rear garden area is more of a mediterranean style, with a hot tub area, BBQ area, raised flower beds, shed with light and power, bin cupboard, log housing, outside taps, clothes airer. The rear and side garden area has extensive patio areas, and is finished with a large wooden pagoda and established grapevine as well as a raised fishpond and water feature.

The garage/workshop has original walls and flooring, large workbench, and a hayloft with loft hatch and old roadside access door. A secure large gate gives access to the garden, whilst the driveway has automatic lighting and is block paved.

  • Grove Cottage was part of Highfield House estate. First reference to the area of Deep Lane dates back to 1691. As original records of this area were destroyed in the major town hall fires of early 1900s its difficult to pinpoint exact age of the property. The property is believed to be pre-Victorian (i.e. Georgian) for many reasons like materials used, window shapes, doors and wooden floors, square ceilings, bread oven and domed brick oven/hanging pot, large cellar etc and the full height front double bays were added later in Victorian period. There are very few rare map images. One dated 1872 shows this property as part of a wall established “Highfield House” estate. There are rare photos of Highfield house which served many purposes too becoming a school for girls around 1918 with a preparatory and kindergarten for boys. This property has quite a history of ownership and use too. Research from available historic census records show Doctors surgery in Edwardian times until late 1950's, Previously Nursing, Hawkleys Roche Hayes Surgeons, Rainbird and Sons Auctioneers/Corn Merchants, Pianoforte tuner & organist (1891) We also know it has served many labourers as a guest house in the mid early/mid 1900s to accommodate some of the great people who helped to physically develop and build Basingstoke town.
