Luxulyan, Bodmin, Cornwall PL30

Description
The quintessential country cottage, this detached period home enjoys a wonderful rural environment and features more than 7 acres of land together with a range of outbuildings.

The property

Bodiggo is a historic Grade II Listed farm settlement, where the cottage is full of character features such as panelled doors and casement windows. Sensitive and appropriate improvements have included a new chimney stack, re-roofing of the cottage and repointing of the gable wall using lime mortar. There remains scope for further modernisation, yet the bathroom and kitchen have both already be upgraded.

The accommodation currently comprises a large entrance porch which opens into a lounge, the focal point of which is brick-lined inglenook style fireplace and to one side, a long built-in bench, a second living room with open fireplace with inset multi-fuel stove, rear reception hall, a kitchen and a large utility room. At first floor there are two generous double bedrooms complemented by a large contemporary bathroom. The cottage is warmed by oil-fired central heating.

Outside

The property is set back from the single track country lane at the top of a private driveway, culminating in a yard, to one side of which are a pair of semi-detached two storey barns, a smaller single storey outbuilding and a generous garage/workshop. A large level lawn extends to the front of the cottage whilst the gently sloping south facing land that is divided into seven enclosures extends to approximately 7.3 acres including the gardens and buildings.

The village and parish dates back to the 6th Century and is centred on the 15th Century Parish church. Whilst the village has its own primary school and shop/post office, Luxulyan is probably best known for the Luxulyan valley, a steep sided and thickly wooded stretch of the valley on the River Par that contains many 19th Century industrial remains from the clay industry including a combined aqueduct and viaduct. The valley was designated a World Heritage Site in 2005 and now provides wonderful walking and leisure amenities.

The major town of St Austell lies 5 miles to the south-west and the former County town of Bodmin approximately 7 miles to the north. Between these two towns, there is a wealth of schooling, leisure, health and shopping facilities, whilst for those needing to travel further afield, the A30, Cornwall’s main arterial route, is less than 4 miles away at Lanivet providing easy daily commuting to the north coast, the east and the south of Cornwall. The ancient town of Lostwithiel on the A390 at the head of the River Fowey estuary is just 4 miles to the east of the village and provides a further range of shopping and schooling plus a stop on the main Paddington to Penzance railway line.
