We bought Orchard Villa 35 years ago when we moved from Rutland for work. We wanted a house in the country with an easy commute to Reading, Henley and London - this place was perfect. Our lovely home has had just 3 owners since being built in 1905 by one of two brothers, whose descendants still live in the village. We moved in as a couple, and as our family grew we decided to extend to the current arrangements, giving us four large rooms downstairs and five bedrooms upstairs. It still has lots of original features, including an exceptional ceiling rose in the study, whilst gaining new additions such as the beautifully curved upstairs landing and overhanging balcony. For us, the best part is the kitchen-diner containing a large pine table surrounded by a pew from the church in Coventry where we got married.
Orchard Villa has been a wonderfully happy family home with enough space for excellent dinner parties and exuberant celebrations for all ages usually spilling out of the house into our very private garden. We have great memories of toasting crumpets in the winter in the lounge by the open fire and having water fights using supersoakers from the upstairs landing window on hotter days. In the summer months it is a joy to go into the productive fruit garden to collect strawberries, raspberries, rhubarb or any of the other goodies available. Our children who have grown and fled are not keen on us selling, however we are planning to move to the Lake District and feel that the time is right to hand over this much-loved home to the next owners.
The thing that we will miss the most is not the location, the easy access to woodland nor the excellent village community, but the light. Our home, with its many windows and French doors enjoys superb light at every time of the day. We will miss Orchard Villa very much and we have loved the Chilterns but our next adventure lies in the Cumbrian fells.

Spanning over 2000 sq ft this is not only a gorgeous looking Edwardian home but it also offers so much living space, with further potential for alterations or extensions, subject to planning permission.
As I walked around this home one of the main things I noticed is the amount of natural light you have flooding through, especially as you walk in, with an amazing spacious hallway and mezzanine landing. From here you have access to the formal dining area and lounge, both again with large doors and windows letting light through, to the other side of the home you have the kitchen/diner with a separate utility room tucked away. From here this leads through into what was the original lounge, now being used as a games room but you can quite quickly imagine opening this area up into a large kitchen/family room. Before you head upstairs you have the separate study room, with great features like the bay window and fireplace, common characteristics as you walk through this home.
Upstairs offers four double bedrooms and a single fifth or possible study room, again the amount of light flowing through is amazing with large windows in the majority of the rooms. The second bedroom has an en-suite shower room as does the main bedroom, which further benefits from a walk through wardrobe area and dual aspect windows.
You can clearly see the amazing corner plot from our overview shots, giving you a private wrap around garden, side area for storage and vegetable patches and even a secluded seating area to the back of the garden. You have three patio doors leading off the back of the home, along with the barn door from the kitchen/diner, making this area perfect for entertaining.

This home is positioned on a corner plot within the quiet village location of Gallowstree Common, where you have some small amenities, local pubs, brilliant cricket grounds and some amazing woodland walks within close proximity. A little further along you will also find Sonning Common with further amenities, such as a Co-Op, the butchers and plenty of takeaways including what the sellers call the best fish and chip shop around.
You are also really well connected to major towns like Henley which is only ten minutes away and Reading circa fifteen.
There are also plenty of nurseries and schools close by, such as Kidmore End and Sonning Common primary schools, and Maiden Erlegh Chiltern Edge secondary, there are also great private schools both locally and in Shiplake or Henley, making this location perfect for families wanting the best of both, peaceful village living yet so close to major towns and transport links.
