House For Sale £695,000
Frog Hill, Ponsanooth, Truro TR3

Description
The property Made of granite with thick walls means this former school is cool in the summer and warm in the winter. The conversion has been professionally done and "works" its origins are obvious but the thought and the attention to care has resulted in a fabulous home. Quality is evident wherever one looks and with the high vaulted ceilings and many large windows the natural light floods in. The main room is over fifty foot long and would be perfect for socialising and the modern lifestyle. Even though we are in the middle of summer it's easy to imagine how cosy a winters evening would be with a roaring fire in the amazing granite fireplace and looking up at the Christmas tree (that could be as high as 18 feet tall!). The bedrooms are all large doubles and the master bedroom and bedroom two both have en-suite facilities. There is plenty of room to put up stud walls to make further bedrooms or possibly convert the large mezzanine office area to yet another bedroom if required. In all there are three shower rooms and a large family bathroom.
Outside the former playground is now a large and sunny private patio where one can enjoy the hot tub (included in the sale) and via a few granite steps there is access to the parking area with copious amounts of parking space and leading to the double garage which has a room above (subject to the usual planning permissions) this could be an annex for a relative or even holiday let accommodation?
We do strongly recommend internal viewing of this lovely conversion and we also have a ten-minute detailed walk-through video that we would be happy to send the link should you enquire.

The location Situated on a lane just off the main road through Ponsanooth (this is not evident once at the property due to its extremely thick walls).
We really like this Village…. Great pub, lovely shop with friendly staff, fantastic school, breath-taking walks and lots of children's play areas. This is a family friendly village with a great community. A school bus service takes a weekday journey to and from the schools at Falmouth and Penryn. Shopping at Falmouth and Truro is also close by and many beaches are a short drive away. Great travel links and close to a main arterial road, yet the Village itself is quiet and peaceful.

Ponsanooth - meaning 'bridge at the stream', is a popular village with an active community and good everyday facilities. The location is convenient, about five miles from Falmouth and Redruth and seven miles from Truro with regular bus services to each. The picturesque river Kennall runs nearby; in the 19th century this river worked a flour mill and a number of gunpowder mills, machinery at a foundry and a paper mill. Ponsanooth is very well positioned to get to all travel links, shops, hospital and importantly…. Beaches!

Sitting/kitchen/dining room 50' 3" x 20' 4" (15.32m x 6.2m) A Stunning room, open-plan with kitchen to the left and dining and sitting to the right. An 18 foot vaulted ceiling over the sitting/dining end makes this room cavernous yet strangely very homely. In the sitting room end there is a fabulous stone fireplace which is a great focal point, stripped pine floorboards, deep windowsills with quality double glazing fitted. Exposed white painted beams. Door to rear porch and bathroom.
Kitchen

Part of the open-plan living area, this is a beautifully designed kitchen with blue painted eye and base units (Farrow & Ball) with an enormous amount of useable work surface that includes a large island unit. Many built-in appliances and an inset twin sink unit with separate boiling tap feature. The ceiling in the kitchen is lower than that in the sitting/dining area due to the mezzanine level above. Stairs to the mezzanine, doors to master bedroom and separate bedroom wing housing bedrooms two and three.

Bathroom 11' 11" x 8' 2" (3.63m x 2.49m) Totally remodeled and stylishly appointed. Claw foot, roll top slipper bath with blue base and white inside lining. Brass vintage style mixer tap and hand shower attachment. Large shower cubicle with plumbed rainfall shower head. White W/C and hand wash basin on blue painted dressing table. Two windows and high ceiling. Painted half wooden wall accents. Door to boiler room.

Boiler At the time of writing these details there was a solid fuel burner boiler which is not as efficient as its modern gas fired equivalent. Before our vendor decided to sell they had ordered a replacement gas boiler and this will be installed for the new owner as part of the sales price before exchange.

Outside From the lane there is a long driveway that leads to the parking area in front of the garage. This allows for the parking of many vehicles. The gardens are either side of the drive and whilst not large, they are beautifully stocked and colourful. Access to a cellar is from one of the gardens and is great additional storage. As well as the cellar and garage there are three other small storage buildings. Closer to the house there is a walled area where a large patio offers privacy and a great degree of sunshine to enjoy the hot tub.

Garage 36' x 18' (10.97m x 5.49m) Large garage with two sets of wooden vehicular access doors from the parking area.

Garage loft room 17' 3" x 12' 4" (5.26m x 3.76m) Stairs from the rear of the garage give access to this loft room. Currently used as a gym but with the consent of planning and building regs this could possibly be converted to holiday let income.
