Ladywell, Wrington, Bristol BS40

Description
Perriton is situated on the level and in a much favoured position in Wrington, in the centre of the village. Property in Ladywell seldom comes to the market. This classic setting is idyllic being on the south side, with views towards the Mendip Hills. The house, and south facing high walled private garden, is in sight of the west tower of the 15th century listed Grade I village church.

It was purchased by the present owner in 2010 when the house and grounds were in need of updating. It was subsequently rebuilt, redesigned, and extended to a high specification by a well respected firm of local builders, in order to maximise its superb position. The
house is of attractive and distinctive appearance with part natural stone elevations, three gables along the front elevation, and approached between stone pillars.

The traditional interior has oak ceiling cornices, panelled doors, moulded architraves and skirting boards, and comfortable ceiling heights, creating a warm and friendly atmosphere. The central reception hall and staircase with oak balustrade rises to a gallery landing. The drawing room is a lovely room with central stone fireplace fitted with an open fire, and large sliding windows, facing south, open to the terrace and walled garden. The study/bedroom 5 and dining room look over the drive and have a pleasant view to the wooded slopes of Wrington Hill. The kitchen/ breakfast room faces south with the breakfast area having sliding glazed window opening to the garden. The kitchen area is well fitted with limed oak units, matching dresser, a gas fired Aga, integrated dishwasher and island unit. A door discreetly conceals a lift to the principal bedroom suite.

On the first floor, the bedrooms are arranged around a spacious central gallery landing. All rooms have a view either to the wooded Wrington Hill, or to the Mendips Hills. The principal bedroom, faces south and north, with an en-suite fitted out dressing area and en
suite bath/wet room. There is another double bedroom with an en-suite and two further bedrooms and seperate bathroom. All double bedrooms are of good size and have fitted wardrobes.

Outside
Perriton is approached between stone pillars giving access to a wide drive and parking area in front of the house and garage, with double up and over electrically operated door. The gardens are mostly walled with borders planted with a variety of mature ornamental hedgerow and shrubs providing privacy.

The rear south facing garden is a delight. It is very private and was completely redesigned in 2010 for colour, interest, texture and low maintenance. The garden is surrounded and enclosed by high natural stone walls with a lovely outlook across to the tower of the village church. There is an expanse of level lawn surrounded by raised stone beds, and borders planted with many flowering choice shrubs and ornamental trees including silver birch. Along the south elevation a flagstone terrace, ideal for entertaining, spans the width of the
house and has central steps leading down to the lawn. Outbuildings include a stone a tile detached garden potting store with power and light, providing potential for use as a home office. There is a timber garden shed.
