House For Sale £650,000
Cann Hall Road, Leytonstone, London E11

Description
This stylish, spacious Victorian house sits on a tree-lined street surrounded by green open spaces, independent shops, pubs and eateries. And with Leytonstone High Road (Overground), Leyton Underground and Maryland (Elizabeth Line) all within a 15-minute walk, and Stratford station (DLR & Jubilee Line) just a short bus ride away, you'll enjoy hassle-free travel into and around London.

Inside, the home has been beautifully updated to create a clean, modernist look designed around key period features. This process included reconfiguring the house to make the most of the natural light, installing new high-quality bespoke timber sash windows, rewiring throughout, replacing all internal doors, extending the kitchen and building in custom furniture as a clever storage solution.

In 2016, the owners also replaced the roof with new Eternit slate tiles, guttering, fascia boards, concrete ridges and lead flashing and installed new insulation and a Velux window. As with many houses in the neighbourhood, there’s potential to extend into the loft space to provide an additional bedroom suite, subject to the usual planning consents.

From the street, the house greets you with an elegant grey-rendered exterior, where ornate stonework and foliage capitals to the columns and lintels surround black-painted gabled bay windows with Victorian detailing and a recessed arched porch.

A low brick wall with a laurel hedge and a metal gate shield a front garden laid with Cotswold stone chippings, while the paved path leads to a new black part-glazed four-panel composite door with brushed stainless-steel furniture and a transom window above.

Step into a hallway featuring white walls, a modern radiator, and wide plank, pale oak insulated engineered wooden flooring that flows into the living room on your right.

This calming dual-aspect space is filled with light from an expansive timber sash bay with bespoke Venetian blinds to the front, while full-height timber French doors and a window open to the side return courtyard at the rear. The soft grey walls are topped with high coved ceilings, while crisp-edged minimal niches have been created within the chimney breasts for plants and books. Other details include vertical and horizontal column-style radiators and fitting points for pendant lights, while a large central alcove provides ample room for bookshelves or storage.

Returning to the hall, you’ll find a door under the stairs leading to a good-sized storage cellar before arriving in the extended open-plan dining kitchen.

Here, you’ll find a cosy dining area in the side bay, along with anthracite aluminium double-glazed bi-fold doors that open to the garden. Extra illumination is provided by versatile contemporary track lighting and positions for a dining pendant and three wall lights along the worktop.

The bespoke kitchen combines handmade oak veneer cabinets and shelves, and double pantry and boiler cupboards with extra wide drawer base units fitted with matte black ikea Kungsbacka fronts made from recycled plastic bottles.

A sleek grey worktop and upstand complement the stainless-steel sink and high-end kwc mixer tap, while appliances include a Smeg range cooker with extractor hood, an LG fridge freezer and an integrated Bosch dishwasher. The flooring is practical and hardwearing Forbo Marmoleum, which gives the appearance of concrete or poured resin yet has a softer, warmer feel.

Back in the hallway, the white-painted staircase has been refurbished and fitted with a neutral carpet runner, new spindles and a tactile walnut handrail.

Upstairs, the airy primary bedroom runs the full width of the front of the house and is lit by a single window and a large bay fitted with bespoke wooden Venetian blinds. A horizontal column-style radiator lies underneath. Fresh white walls meet Scandinavian-style white Osmo-oiled Spruce solid floorboards, while the Victorian cast-iron fireplace has been painted black and features a concrete hearth and ash mantle.

To further increase the sense of space, a bespoke stainless-steel clothing rail runs along one wall, with a bank of wooden drawer units beneath and custom inbuilt shelves to one end. Wall lights on dimmer switches sit on either side of the bed.

The Spruce floorboards continue in the second bedroom, which lies beyond. This lovely space has a similarly peaceful décor scheme, with white walls, original fireplace, pendant light fitting, column-radiator and a large sash window with bespoke Venetian blinds overlooking the side return courtyard.

At the back of the house, the large bathroom has a sash window fitted with blinds and enjoys views over the garden below.

White walls, large grey format tiles from Mandarin Stone and tongue-and-groove panelling with solid oak mantle shelves provide the backdrop to a contemporary white suite. There’s a wall-hung Lusso Stone countertop basin with Duravit vanity, a Duravit loo with Geberit concealed cistern, and an extra-large bath set into an alcove. The taps and rainfall shower with handheld attachment are by Lusso Stone, while there’s also a matching black heated towel rail.

On the left-hand side, bespoke oak veneered folding doors conceal a clever, efficient utility and laundry space. Here, you’ll find a Samsung washing machine, clothes drying rails, and a modular shelving system for washing baskets, an ironing board, and linen.

Outside, the garden is enclosed by black-painted timber fencing with slatted panel trellising and has been partially decked in treated timber. The side return is finished with Cotswold stone chippings, including a handy BBQ area, and is planted with attractive, leafy climbers such as hydrangea, jasmine and Virginia creeper.
A note from the owners

“We particularly love the living/dining room, with its large bay window that receives ample sun and looks onto the local church, and the generous kitchen with bi-folding doors that open out into the garden for summer barbeques. In the eight years we've lived here, it’s been lovely seeing a bunch of small independent shops, cafés, and bars open up, which have thrived thanks to the sociable and outgoing community.

When we purchased the house, the same family had owned it for decades, so it provided a great canvas for us to create a cosy but modern family home. If we weren't relocating back to the other side of the world, we'd be looking into a loft extension to accommodate our rapidly growing family so we could stay here!”
In the neighbourhood

Bordering Forest Gate and Leytonstone, Cann Hall Road offers the best of both neighbourhoods. Enjoy fabulous variety exploring the area's thriving food and drink scene, whether it's craft beer and natural wines at Dina on Leytonstone High Road or a coffee and Danish pastry at Gray Café – close to Langthorne Park.

The Holly Tree, The Rookwood Village and The Leytonstone Tavern are lively and friendly local pubs, while Singburi and Mora on the High Road are well-loved for their respective Thai and Italian cuisine. The current owners also recommend The Wanstead Tap for music and literary events, Pretty Decent Beer Co taproom, Burgess & Hall wines under the arches on Winchelsea Road and the Wild Goose Bakery just down the road.

Further afield (15-20 minutes’ walk) is East Village in Stratford, with Mother Kelly’s Taproom, Fish House (for great fish and chips) and Appetite, an Italian butcher and deli.

Heading north, you’ll find Francis Road with favourites such as Marmelo Kitchen, Yardarm and Morny Bakehouse. On Sundays, you’ll find a London Farmers’ Market just along the road at Buxton School, which includes great bakeries, butchers, organic grocers and fishmongers.

Alternatively, pick up lunch from Yard Sale Pizza to fuel a ramble around Jubilee Pond and Wanstead Flats – wonderful outdoor spaces, whatever the season. With the Olympic Park, canals, and Hackney Marshes a short distance from Cann Hall Road, there's plenty to explore in the great outdoors.

Leyton Station, Leytonstone High Road, and Maryland stations can be reached by foot in around 15 minutes. Maryland sits on the new Elizabeth Line, slashing journey times to Canary Wharf, Tottenham Court Road and Heathrow Airport from November.

In the other direction, the green spaces of Epping Forest are a short ride away on the Central line, and the seaside towns of Whitstable and Margate are easily reachable thanks to the High-Speed train from Stratford International.

Ofsted-rated 'Outstanding' local schools include Colegrave Primary, Davies Lane Primary, and Forest Gate Community School.
