2 bed Flat For Sale £400,000
Cromer Road, London E10

Description
This spacious two bedroom apartment with its own garden is on the ground floor of an Edwardian terrace in the popular Barclay Estate, close to the shops, stations and many other amenities in both Leyton and Leytonstone.

If you lived here

You’d have a generous 657 square feet of stylish living space, plus an approximately 45 foot long garden. The apartment is unusually deep, extending well over 50 feet from the front to back, with a long linear hall with a 4.5ft x 23ft cellar storage space.

The main living room, kitchen, and utility room are located at the rear of the property, making the most of the garden access and outlook, with the two spacious double bedrooms at the front. The bathroom sits in between.

The open plan living/dining room is a large and light room, over 15 feet long and with good natural light from a window to the side return and double doors which open onto the garden terrace. This is a lovely room for retreat and relaxation, with plenty of pace for both a large dining table and sofas.

The kitchen is conveniently adjacent, with a window and door into the utility room. The kitchen has striking black metro tiles, dark wood wall and floor cabinets, and a mix of integrated and freestanding appliances, whilst the utility room is simply fitted out and serves as a rear hallway, with doors to the kitchen, second bedroom, and garden.

Both bedrooms are a good size and are confidently decorated with designer wallpaper (Mini Moderns) feature walls and complementary painted walls. There’s ample space for wardrobes, and the main bedroom has a lovely large bay window. The fully tiled bathroom has a bath and overhead shower, and a contemporary basin/vanity unit.

Outside the approx. 45 foot garden has areas of terrace and gravel which wrap around a central lawn. The terrace at the end of the garden is a great spot for loungers or a hammock.

What else?

-The property is in great condition throughout, with original features alongside complementary additions such as natural wood floors and doors, and school-style radiators.
-The apartment is just north of Upper Leytonstone, in the Barclay Estate neighbourhood which is characterised by wide avenues of Edwardian houses. -Tranport links are good; it’s just a ten minute walk to Leyton Midland Road station and 15 minutes to Leytonstone tube station. Leyton Midland Road is just one stop from the new, super-fast Elizabeth Line at Forest Gate, and a couple of stops from the Victoria Line at Blackhorse Road, whilst Leytonstone has direct Central Line journeys to Stratford (4 minutes), the City (13 minutes) and the West End (25 minutes). A word from the owners...
"We have loved living here. We’ve been here for almost 9 years and in that time we’ve really enjoyed being part of the street’s community. Our neighbours are friendly, welcoming, and always keen for a chat. We take parcels in for each other, look after each other’s pets when we’re on holiday, and it’s things like this that have made this street a home. The house is a great size - deceptively larger inside than it looks from the street. Also, the living room shares no walls with neighbours, being an extension, so no need to keep the TV down when watching films! Our favourite parts of the house are the living room and garden. Being able to open both patio doors straight onto the garden in summer blurs the line between indoor and outdoor living. Whether you’re having a barbecue, napping the hammock, or doing some gardening, you can smell the honeysuckle, lavender, and roses all around you. The area itself has everything you need - a corner shop which is family run with friendly staff and great stock, gp surgeries within a 10 minute walk, three bus routes between Hackney & Walthamstow less than a minute’s walk away on Essex Road South, shops, cafes, a major bus route, and the overground 10 minutes walk away on High Road Leyton, and all the pubs, restaurants, and shops of Leytonstone, Leyton, and Bakers Arms, which are all about a 10-15 minute walk away. The nearest green spaces are within a 5-10 minute walk - Abbotts Park, and Hollow Ponds, which is part of Epping Forest and is a great place for picnics, dog-walking, or just chilling out with a book, watching the swans swim around. There’s a great walk you can do from Hollow Ponds all the way to Wanstead Flats, which is just full of wildlife and greenery. There are also great cycle routes through the green space too. In terms of the city and shopping, we’re so close to Stratford, which is a fantastic place to be now - full of new bars and parks. We’re also only 13 minutes by tube from Liverpool Street and Spitalfields Market, which is great! We have absolutely loved living here and are only moving because we’re relocating. We hope you enjoy it as much as we have."
