House For Sale £1,695,000
Pepys Road, New Cross SE14

Description
Triple-bay-fronted Victorian Telegraph Hill Conservation Area semi of 2795 square feet.

The huge and comfortable home is set in an enviable elevated position, with a generous west-facing garden (well-established tropical and native planting here) - which extends over 80 feet and has gated street access.

In current configuration, you’ve got a large bay-windowed cellar, three reception rooms and a big eat-in kitchen (plus utility and downstairs w.c.) to the lower floors, and five double bedrooms and bath and shower rooms to the upper floors.

Stations? Walk just eight minutes to New Cross Gate (one stop to London Bridge), or 12 to either Nunhead or Queens Road Peckham. Unrestricted on-street parking.

You open the front door into a high-ceilinged hall. Take a left into the formal (enormous) double-reception, with stripped floors and original dividing/connecting doors. The front room is over 16 feet each way, with big sash windows to the bay. The rear reception is over 14 feet each way. Welcome features include ceiling roses, ornate coving, and marble fireplaces. The front room has a wood-burning stove.

Open French doors from the second reception to steps down (large windows are overhead; this was formerly side-return space) to a natural dining room/additional reception room. Another set of French doors open to the garden. Before these though, a spacious kitchen is found on your right, with a casual dining space with a bay window onto the garden. The through-spaces have herringbone parquet wooden flooring. A utility and downstairs w.c. Are set off the kitchen area (and you can also arrive here from steps from the entrance hall).

The large lower ground floor could easily be further-developed. It runs over 31 feet by over 20 feet.

The first floor hosts three double bedrooms. The bay-fronted master is across the house - of over 20 feet by over 16 feet, with a cute shower off one corner, and a free-standing bath in the main space too. Adjacent is a good double of 15 feet by 14 feet, and sash window to garden views.

A neat windowed shower room and third double bedroom (this one’s over 14 feet by over 10 feet) are set to the rear of the house, completing the floor.

Up the stairs again and you’ve got a fourth double bedroom with an en suite bathroom (accessed via double-doors, with central bath). Last but not least is the converted large loft - delivering your fifth and final bedroom. Multiple skylight windows keep matters bright.

Once home to Victorian poet Robert Browning, this leafy hillside neighbourhood was developed in the late C19th, replacing market gardens owned by the Worshipful Company of Haberdashers (who controlled the development) with high-standard housing. As well as the attractive architecture and fancy street lamps, what stands here now is a friendly, leafy community with excellent connections to central London, alongside great schools and parks. Local children attend highly-regarded Edmund Waller Primary and the through-school Haberdashers’ (3-18).

Telegraph Hill is a delightful community to call home. The ca's Victorian Parks (Upper and Lower) are great, as is The Hill Station cafe. There’s a weekly Saturday Farmers’ Market held in the Lower Park, or nip down to Brockley Market - held on Saturdays in the Lewisham College Car Park (much more glam than it sounds!).

A large Sainsbury's store sits behind nxg Station, and independent shops, cafes and pubs line New Cross Road. The Old Library (bar) and The a Rosemary (Hungarian) are lovely spots.

Brockley's local town centre (walk 15-20 minutes) has some great neighbourhood eateries including The Orchard and Parlez, plus cocktail bar Brickfields and Brockley Brewery. Coffee shops are strong here too and include Good as Gold and Browns of Brockley.

In Nunhead we like Ayres bakery and fc Soper wet fish shop. Kudu Grill is not to be missed.

Trendy Deptford High Street is fairly close as well - for top restaurants including The Tea House, Marcella, The Tapas Room and The Winemakers Club.

Peckham's Rye Lane and Bellenden Road are also a short bus ride or cycle for more options. And close to Queens Road Peckham Station, you've now got Kudu and Peckham Cellars restaurants; both have a Bib Gourmand.
