House For Sale £675,000
Farmer Road, London E10

Description
A stylish and spacious three-bedroom, two bathroom period terrace, located in an excellent spot amongst some of Leyton’s top perks.

The house has been beautifully restored - the family bathroom is on the first floor and the loft has been converted complete with ensuite, but the Victorian features still shine through, making this a home to truly be proud of.

If you lived here…

Where to start with exploring your new area? A short stroll away, you’ll find Francis Road, where you’ll be spoilt for choice when it comes to eateries or independent stores to browse. A similar distance in the other direction, you’ll reach the sprawling Jubilee Park (Waltham Forest’s largest park, no less), a hub for sport, play and relaxation.

Closer to home, you’ll find the unique sight (and sound) of Brooks Farm, a working city farm which is situated in Jack Cornwall Park. Sooth your soul by feeding the goats and chicks, then remind yourself that you’re still in London by grabbing a quality coffee and croissant at Perky Blenders. It’s right by Leyton Midland Road station, so from there you can whiz across the capital.

Head back home, admiring the stunning brick facade as you walk up your Victorian tiled pathway, and relax in your bright and immaculately-decorated reception room. You’ll love the rustic charm of the exposed brickwork, and the convenience of that beautiful custom shelving.

The spotless timber flooring and decor continue throughout the house, with the kitchen using a splash of spring green to create a cheery mood in the already bright space thanks to those large patio doors. The cabinets, basin and worktops are spotless, much like the fixtures in the sparkling bathroom on the first floor.

Here you’ll also find two equally immaculate bedrooms, with ample storage and more of the natural wood flooring. In the loft, soft carpeting gives a cosy feel underfoot, while the ensuite ensures it’s a great pace to get some peace and quiet away from any lively activity that your sizeable ground floor allows.

What else?

-Leyton Midland Road station is just a five minute walk for the Gospel Oak to Barking line, while Leyton tube station is around a twenty minute walk for West End and City access via the Central line.
-Current and prospective parents will be pleased to know that you have an abundance of schools in the area, all rated 'Good' or better by Ofsted.
-You won’t ever be stuck for essential items thanks to the great selection of convenience stores on Leyton High Road. Tesco Superstore is a short walk away.

A word from the owners...

"Tucked away down a quiet residential street, our house is a haven from the hustle and bustle of the High Road. Farmer Road, like many streets in the area, has been blocked off to traffic, which has been perfect for our young son when riding his scooter to and from nursery. We love walking down to Perky Blenders or Yardarm to pick up supplies, and have really enjoyed having easy access to Hackney Marshes and the Olympic Park in one direction and Epping Forest and Wanstead Park in the other.
What really sets Farmer Road apart is its people. We have built up an amazing network of neighbours and fellow parents who are always willing to lend a hand when we need it. Our son has also loved growing up here. We're right next to Jack Cornwell Park, recently refurbished with brand new swings, slides and a scooter track, along with Brooks Farm, which we and many other children on the street visit most weekends. Having a spare room has been a godsend, especially when the grandparents have come down to help us out with childcare! We're only five minutes walk from the Overground, which means they can get here from Euston station in half an hour.
Overall, we have loved living on Farmer Road and will be sad to say goodbye to our beautiful home. We hope the next owners will enjoy hosting family and entertaining friends here as much as we have."
