House For Sale £1,425,000
Copleston Road, Peckham Rye SE15

Description
Enhanced five bed, two bath Victorian bay-fronted house on one of Peckham Rye’s prettiest, quietest streets (the house sits on the one-way section of Copleston Road), with a low-maintenance, south-west facing garden.

Covering three floors, the property measures in at an impressive 1642 square feet.

Bellenden Road, Lordship Lane, Peckham Rye and East Dulwich stations are but a short stroll, as are many excellent schools: Including St John’s and St Clement’s, Goose Green, The Belham and Bellenden Primary Schools, and The Villa Nursery and Pre-Prep. Secondary? The Charter School East Dulwich is a short walk. The Dulwich privates are a short drive or cycle.

The front garden is smart and tastefully-planted. From the hall, huge wooden double doors open from the hall space into the large through-reception of 26ft. Clever, bespoke storage has been fitted in here, along with solid oak floors. On-trend shutters are fitted on the lower panes of the sash windows in the bay. A glazed panel from the hall is a welcome feature as well.

Toward the kitchen and you’ll find handy understairs storage to your right, and a tidy (family/guest essential) w.c. To your left.

The large and double-aspect kitchen/diner stretches to almost 20ft with the dining section closest to the garden. French timber doors open out here to the garden space that gets great sun. The kitchen is a timeless white, fitted affair with a mix of hardwood and stainless steel work surfaces. The entire space is lit with recessed lights (also found in the main living space).

Upstairs there’s a large double bedroom (the original master) to the front, with treated floor boards, a large bay window, and built-in alcove wardrobes. Adjacent is a second double bedroom.

From the half landing is the family bathroom with white suite and large separate shower, and a large double bedroom onto garden views.

Up again for the master suite with en-suite shower room, Juliet balcony and generous eaves storage, and from the landing you have a few stairs to your fifth final double bedroom.

You’re a four minute walk from East Dulwich Station and 14 from Peckham Rye station (both are Fare Zone 2). Peckham Rye Station is on the London Overground network which has improved already-good connections (Canary Wharf via Canada Water, Shoreditch, Clapham etc.) since its arrival in 2012.

There’s a heck of a lot going on in this locale: Peckham’s Bellenden Road and Rye Lane, and East Dulwich’s Lordship Lane and Grove Vale are a short walk away. Local cinemas include Peckham Plex (on Rye Lane) and East Dulwich Picturehouse (on Lordship Lane). Local restaurants include Artusi and Ganapati.

Independent shopping and markets are the order of the day round your way. North Cross Road's Saturday market is a nice one. Some of our favourite little and lovely local shops include Flock & Herd butchery, Review bookstore, Chener Books, The General Store, William Rose butchery and Moxon's.

Green space? Goose Green, Warwick Gardens, Peckham Rye Park and Common’s 113 acres and Ruskin Park are all close for weekend wanders. Future ‘watch this space’ embellishments for the SE15 area include the reopening of The Peckham Coal Line, and the regeneration of and around Peckham Rye station.

For more options, Camberwell, Herne Hill, Brixton and Dulwich Village are all easily reached.
