We can't say enough good things about how well-located this home is. You might have heard people talk about Walthamstow more generally as the perfect "twenty minute neighbourhood", where everything is within twenty minutes walk? Well, welcome to the perfect five minute neighbourhood! Everything we need, from the bakery to the yoga studio, the pottery classes in Hatherley Mews, the new Soho Theatre, the cinema, the sourdough pizza place, and of course the Tube and Overground, is less than five minutes walk away. And within fifteen minutes, you'll find the William Morris art gallery, Lloyd Park, St James Street crate park (they have a brilliant barber and Italian deli), Walthamstow Village (very Highgate), the Rose & Crown theatre pub, and the antique shop and craft beer place on Hoe Street.

Despite all of those amenities, it's a quiet and friendly place to live, with bee-friendly Cleveland Park Avenue hosting regular "Cleveland Perks" (gardening, tea, cake and so on) for that road and neighbouring streets.

There are so many things we love about this characterful property. We've never lived anywhere with better light. The kitchen and dining space is the heart of the home, with an original marble fireplace and plenty of room for dinner parties. The rooms downstairs all have lovely high ceilings, which makes the living areas feel very spacious. But I love the curious angles and nooks on the top floor - we've always wondered what it would look like with the original beams exposed.

Walthamstow is a wonderful part of London to live in, but it's also handy for all the other bits of London we like. The Overground from Walthamstow Queens Road takes us to Hampstead Heath, while the overground from Walthamstow Central is three stops from Hackney and just 15 minutes to Liverpool Street. Most importantly, the Victoria Line is a quick and reliable route directly into the centre of London via Kings Cross. We also love the great outdoors and find Walthamstow the perfect mixture of London and countryside, with Walthamstow Marshes, the Lee Valley, and Epping Forest all nearby. Living here is almost like combining your place in the country with your pied-a-terre — you're 20 minutes from hiking heaven but simultaneously 20 minutes from Kings Cross. If we weren't downsizing, we would stay in this flat forever!
