House For Sale £600,000
Peck Hill, Ropsley, Grantham, Lincolnshire NG33

Description
In a rolling landscape down a quiet, private lane in the highly sought after village of Ropsley, a light and spacious family home, largely set on the ground floor, has recently been altered and refurbished and now presents as a pristine 6 bedroom, 5 reception room home with an excellent connection to its landscaped garden, and a vast loft space with potential for conversion (subject to planning).

Despite the rural location with picturesque countryside walks from the doorstep, Grantham is only 6 miles away and has fast rail services to London Kings Cross (journey time around an hour), the station just 10 minutes’ drive from the property making the location ideal for a London commute.

“We came here in 2016 and have done a huge amount of work on the property. We converted the adjoining garage to greatly increase the number of rooms; we fitted a new kitchen and family bathroom and installed a Nest-controlled central heating system with a new oil tank. We created the upstairs with the en suite master bedroom with its dressing room and fitted copious amounts of insulation in both the eaves and under the floor of the massive loft space so that it is prepared for someone if they wish to convert it into some form of accommodation, with council approval.”

“It’s a very spacious, bright and airy house with all of the rooms generous sizes. The main lounge is particularly big and light with double doors from the hall and then into the sun room, which leads onto the patio at the back. Even the bedrooms are very large; our son’s has a huge wardrobe along the whole of one wall which will be included in the sale.”

“Outside, we landscaped the garden creating the patio at the back - a real sun trap which has a dry-stone wall featuring a contemporary blade waterfall. Two log cabins sit either side – one for storage and the other open-sided one for our hot tub which is available under separate negotiation if required, as well as the pool table and the customised dart board in the games room.”

“The garden is completely enclosed with a five bar-gate at the entrance and we have carefully screened off the oil tank, which was brand new this year, and the refuse bins, and made a feature throughout the garden of gabions filled with re-used limestone that came from an old wall running down the side of the house that would never really have been seen otherwise.”

“We’re in a totally private position, not overlooked in any way. It is incredibly quiet here especially since the private drive only serves four houses. We share the maintenance between us, and must say we have really lovely neighbours. They’re all self-build homes which makes them all different. We and three other properties have exterior sensor lighting so it’s well-lit when coming home after dark.”

“The village is a lovely place to live. There is a very good primary school within walking distance besides an incredible pub, The Green Man, serving food which has won lots of awards. We also have a new village hall a stone’s throw away, which was lottery funded and finished during lockdown. Very pleasant country walks or cycle rides are from our door which we discovered and really valued whilst restricted – there are plenty of public footpaths which connect all the surrounding villages.”

Location

The property is positioned down a private lane off Peck Hill that leads to only a few houses in the village of Ropsley, about 6 miles east of Grantham, in rolling Lincolnshire countryside and is where you find the source of the River East Glen. A lively village, Ropsley has its own excellent primary school, a church and a brand new village hall (very near to the property) with cricket and football pitches, a basketball court and children’s play area. Amongst other activities, there’s a running club, and a golf course on the village outskirts. Just down the road, the popular pub, The Green Man, serves food and has highly rated reviews, and also operates a post office one afternoon a week! An abundance of lovely countryside walks lead to neighbouring villages and run through traditional English woodland, including Ropsley Rise Woods.
