The Orchard Lubenham Hill, Market Harborough LE16

Description
The Orchard is approached by entry through electronic gates that open onto a shared shingle drive that eventually leads to a commanding first view of this executive residence. It has both stature and presence, and as a completely new property, it invites the prospective buyer to examine the excellence of its design, fixtures and fittings unhindered by elements of another owner’s taste.

Here, you are presented with a canvas to imagine your private possessions and furniture turning this truly impressive house into a superior home.

The house is a tastefully constructed five bedroom detached property in prime condition, providing contemporary living complimented with stylish features of the highest specification. It is on a large private plot and has been built with an appreciation of the attractive residential properties it neighbours. Located on Lubenham Hill, on the rural outskirts of the attractive and bustling market town of Market Harborough, it is in a highly sought after location.

The Orchard is positioned at the end of a secluded drive that sweeps to the front and side of the property, leading to an integral garage with an electrically operated door. There is ample parking for several vehicles and substantial space to turn a car around in. The newly completed landscaping has provided significant scope for including any number of exterior features but an established hedge at the rear and native trees along the drive, provide a background creating seclusion and privacy. This is a delightful new property that has been built to exacting standards and richly benefits from the residential and rural charm of its position, within walking distance of open countryside.

Let your imagination soar

The undeniable first impression of this superior house is of its size. On entry you are greeted with a sense of light, space and airiness. Each room in this property is generously proportioned and promotes an atmosphere of luxurious, modern living.

The foyer is the central point of the building and has a large picture window that allows light to flood into the room and expose the magnificent bifurcated staircase. This room creates an impressively grand welcoming area and the reception rooms will continue in a similar vein. The living room is entered through white panelled double doors and has its own picture window overlooking the drive. This room is the width of the property and has been designed to overlook the private rear gardens that can be accessed through sliding bi-folding patio doors. This room is very large with dimensions of 9.77 metres by 5.72 metres. Similarly, the adjoining dining room is spacious and also has bi-folding patio doors that lead outside. These large, impressive rooms are carpeted throughout.

From the dining room, a single door returns us to the foyer. The kitchen and breakfast room can be entered through another pair of white, glass panelled double doors.

A blue print kitchen

The kitchen is so often referred to as the heartbeat of a home and this one is sure to be a room bustling with activity, being both beautifully practical and tastefully stylish. While there is a natural position for more informal dining under the beautiful glass atrium, the overall centrality of food preparation would allow the flow of family or guests to be able to move unhindered, while conversation, catering and eating happen. This is a hospitality hub and it is maximised with the addition of French doors that allow the garden and all rooms at the rear of the property to be easily accessed. It provides a view of the garden at mealtimes too and larger scale entertaining has never been easier to accommodate! In fact, the focus on hospitality or relaxation, which ever best suits your mood or day, is maximised here. This open room is a delightful workspace. It has a swathe of spacious, wall and floor fitted storage units in grey, integrated appliances and a white quartz topped, central island with sink. The five ringed Bosch hob, Neff oven, microwave and integrated fridge and freezer are all efficiently positioned in this amazing kitchen. A tiled floor, contemporary light fixtures and fittings all coordinate this area. Who would not enjoy making even a humble sandwich or enjoying a glass of something chilled here?

The ever essential and practical utility room is discreetly accessed from the kitchen. Coordinating cabinetry in grey with white worktop, provides further useful storage, including space for a washing machine and vented tumble drier. There is also a door opening out to the side of the property possibly providing a practical entrance point after gardening exploits or muddy walks, for two or four legged participants.

What will this room be?

Practical living is the essence of this property and in the foyer there is an unobtrusive storage cupboard, conveniently positioned for … whatever you need it to hide! Another door from the foyer opens up to the gym or study or playroom or office or games room…the purpose of this room is up to you but whatever you decide, you have the benefit of garage access from here too. However you choose to use this space, the ingenuity of the arrangement of rooms means that the downstairs cloakroom is cleverly and conveniently tucked close by, equipped with a two piece white suite. As with all the bathing facilities in this executive property, the quality and specification of all the fixtures and fittings - family bathroom or any of the three en suites - is excellent…and brand new!

Upstairs and a sparkly suggestion

The grey carpeted staircase is a bold design statement that features a split landing and allows access to both wings of the residence across a carpeted hall. It also leads to another distinctive attribute of this property; the galleried landing. Here, light floods into the upper storey of the house through a large floor to low ledged window. It creates a beautiful feature, whether viewed from above looking down into the foyer or upwards to the first floor. The addition of a crystal chandelier to exhibit this staircase to its full extent could be most appropriate!

Situated at the back of the house, the spacious primary bedroom has a large walk-in wardrobe, through which you enter the private en-suite shower room. This would make a most luxurious suite of rooms for guests, if you could bear to allow it to be used by others! The secondary bedroom has its own en-suite, while a Jack and Jill arrangement of doors in the two bedrooms situated over the living room wing of the house, allows entry into a third en-suite shower room. The family bathroom with bath, shower, double basin, feature radiator and toilet, can be entered from the remaining fifth bedroom, as well as from the hall. This clever design means that there are essentially four luxurious bathing facilities in this property, with private access for the most part. Bliss!

And lastly

The Orchard has under floor heating on the ground level and landscaped grounds. Here, not only do you have a sumptuous property of quality, size and stature, situated in a superb location but it is still only at the beginning of its ten year ahci policy (Advantage Home Construction Insurance)

Market Harborough LE16

Market Harborough is a market town in central England, a region referred to as the East Midlands. It is situated towards the southernmost extremity of Leicestershire on the River Welland. The town is about 15 miles (24.1 km) south of Leicester via the A6,17 miles (27.4 km) north of Northampton via the A508 and 10 miles (16.1 km) north west of Kettering. The town is near the A14 road running from the M1/M6 motorway Catthorpe Interchange to Felixstowe. The M1 is about 11 miles (17.7 km) west via the A4304 road.

The town was formerly at a crossroads for both road and rail but the A6 now bypasses the town to the east and the A14 which carries east-west traffic is 6 miles (9.7 km) to the south. Market Harborough’s railway station is served by East Midlands Railway services on the Midland Main Line with direct services north to Leicester, Nottingham, Derby and Sheffield and south to London St Pancras.

Market Harborough is a charming, bustling market town, offering the best of amenities. There are edge of town superstores, the main retail contenders and also bespoke shops offering unique goods. The town has had a market since 1204 and is mentioned in the Domesday Book. It also has a reputation for its selection of eateries and within a short car ride there are many local rural public houses offering excellent fayre.

As with many areas in this part of rural, central England, its buildings show its historical significance. Noticeably, the steeple of St Dionysius' Church rises directly from the central street in the town but there is not a churchyard. The steeple was constructed in grey stone in 1300, the church was built later in about 1470. Next to the church stands the Old Grammar School, a small timber building dating from 1614. The ground floor is open, creating a covered market area and there is a single room on the first floor. It has become a symbol of the town. The nearby square is largely pedestrianised and surrounded by buildings of varying styles. The upper end of High Street is wide and contains mostly unspoiled Georgian buildings. In 1968 the centre of Market Harborough was declared a conservation area.

Beautiful views and country walks surround the town. A cycle and footway along the river through the town was created called the Millennium Mile and links Welland Park with the railway station. In 2007 Welland Park was awarded Green Flag Award status and in 2008 a large new children's play area was created.

Church life in the town is healthy with most denominations catered for.

The locality provides many schools across the educational age range; nursery, primary, secondary, including private establishments offering bordering facilities. The Office for Standards in Education - ofsted – is best researched to provide a comprehensive review of currently rated standards of practice.
