House For Sale £200,000
High Street, Halberton, Tiverton, Devon EX16

Description
A pretty cottage in the well placed village of Halberton, with nearby market towns and surrounded by rolling countryside.

Having been run as a holiday let for a number of years, Piper Cottage has been very well maintained and offered in excellent condition throughout.

The cottage is situated in the heart of Halberton, a small village just three miles East of the busier market town of Tiverton and just four miles from excellent transport links at junction 27 of the M5 with its adjoining Parkway mainline train station, which is on the direct line to London Paddington.

The village has a great community, with an excellent farm shop, a pub within walking distance, a good little primary school, a church and a village hall hosting various events. Just to the North of the village, runs the Grand Western Canal which has 'Country Park' status and there is a lovely walk along the tow path to Tiverton, or in the other direction to Sampford Peverell. There is also a regular bus service between Tiverton and Sampford Peverell.

The cottage offers attractively decorated, comfortable accommodation, with a wood burning stove in the sitting room and a spacious kitchen dining room with plenty of space for a table that seats four. An entrance porch by the front door offers space for coats and shoes.

On the first floor, the wide landing with an airing cupboard, provides access to the bedrooms and shower room. The larger of the two double bedrooms is an excellent size and has plenty of space for a large wardrobe. The second bedroom is still a comfortable double room but slightly smaller than the first. The shower room offers a shower cubicle with an electric shower, WC and wash basin.

Whilst the cottage has no outside space, there is a park within the village and a host of outdoor activities to be enjoyed both locally and a little further afield, with the sandy beaches of the North coast, and pebbly beaches of the South coast within reasonable driving distances; as are the heather clad landscapes of Exmoor and the rock strewn tors of Dartmoor.

The property is currently run as a holiday let, so please provide as much notice as possible to arrange viewings.
