3 bed Flat For Sale £2,295,000
Hyde Park Mansions, Chapel Street, London NW1

Description
This exquisite three-bedroom apartment is situated on the second floor of a handsome Edwardian block to the east of Marylebone. It is the beautifully realised vision of a collaboration between the award-winning architect William Smalley and Pinzauer. While first and foremost a comfortable home due to its contemporary convenience, its fine detail and sublime materiality make for an unashamedly luxurious space for living.

The Tour

The apartment can be accessed by stairs or lift from the communal entrance. The front door opens to an intimate hallway lit by the diffused light of a single onyx window to the building's central lightwell.

Exceeding 1,500 sq ft overall, the apartment was based around the concept of a catwalk corridor. In practical terms, this forms both the separation and connection between the living and sleeping spaces via an experiential, panelled conduit with recessed lighting and a smoked-mirror ceiling.

From the entrance hall, a turn to the right leads through a pair of sliding doors and onto the living room, which leads through to the dining room and kitchen. These are arranged in a sweeping, open plan; a separate entrance from the hallway gives the latter a sense of autonomy. The two rooms are united by the light chevron parquet that extends throughout the apartment and by the shared outlook of a bank of windows along the northern aspect with the floating leather-clad benches beneath them.

A gas fire with marble and travertine surround is set against the eastern wall. Its brass backing forms a datum that carries throughout the apartment, often in combination with cherry wood joinery. The kitchen features a gradually patinating brass sink and is arranged around an island made from Brazilian amber and brown stone, its rich chocolate and orange tones reflected in the leather-clad larder cabinet in the adjoining dining area. Leather-lined drawers are also beautifully edged in brass. Appliances are by Miele and v-zug.

The inspiration-forming corridor that connects living spaces to the bedrooms was an element of the design that creates the sense of, in the words of Smalley, ‘the equivalent of going upstairs to bed’.

Here, dark smoked-cherry panels offer a comforting intimacy and exciting mysteriousness. The door pulls are subtly formed by a backlit channel, and overhead, within the mirrored ceiling, are diagonal recessed lights lined in gold leaf.

The three bedrooms are all arranged along one side of the corridor to enjoy their south-west facing aspect. The principal suite and second bedroom are adjoined by sliding doors, and the latter is currently used as a study. The shower rooms and guest WC are arranged on the opposite side of the corridor, all with Vola and Agape sanitaryware and a cedar-lined walk-in wardrobe acts as an entrance to the principal's bathroom.

Lighting throughout is by Viabizzuno, and the apartment has climate control and smart home technology. There is a resident caretaker within the block and a program of works to update the communal areas is underway and has already been paid for.

The Area

Cabbell Street is ideally located for the very best of central London. Marylebone itself has an array of charming independent restaurants, cafes, bars and pubs peppered amongst its Georgian architecture. Marylebone High Street is close by and home to a plethora of boutiques, grocers and restaurants, including The Conran Shop, La Fromagerie and Fischer’s Viennese restaurant. The offerings of Chiltern Street are also close at hand, including the Chiltern Firehouse and Marylebone farmers’ market, which takes place each Sunday on Aybrook Street. A short walk to the south-west is Paddington Basin, which offers a wide variety of food and events, and Hyde Park is within ten minutes’ walk.

The apartment has brilliant transport options in all directions. Edgware Road is on the doorstep for District, Circle, Bakerloo and Hammersmith and City lines. London Marylebone is close at hand for fast trains to the Chilterns. Paddington Station is also a short walk away and operates the newly opened Elizabeth Line for fast services to Heathrow and several underground connections. The Westway provides easy access out of London to Heathrow Airport and the West.
