If you lived here…

You’d appreciate the thoughtful updating that has made this an easy home to live in, with a pleasing mix of original features and contemporary additions. The rear extension has created a large open-plan kitchen/diner on the ground floor, and this busy hub of the home is complemented by a tranquil traditional front living room. The main bedroom suite is on the new loft floor, whilst the second and third bedrooms plus a family bathroom are on the first floor.

The ground floor living spaces in this property are simply stunning. The star of the show is the kitchen/diner, a 21 ft long open-plan room with a large Shaker-style kitchen and range cooker, and a generous dining area with space for a sofa as well as a table. This room is flooded with natural light from large Velux skylights and huge bi-fold doors which open onto the garden terrace. The more traditional front living room is a serene space with a square bay with sash windows and a fireplace with a modern wood-burning stove.

The main top floor bedroom suite is a restful retreat, with full-length glazed double doors and a Juliet balcony, Velux roof lights, eaves storage, and an ensuite shower room. The first floor below has another large double bedroom at the front with two west-facing windows, a smaller double bedroom, and a family bathroom with a bath, overhead shower, heated towel rail, and good natural light from a large opening window.

The décor throughout the house is impeccable, with carefully chosen colours that complement both the original features and newer additions. Outside the approx. 20 ft long garden has been zoned into areas of terrace and decking, with smart fencing, raised beds, and built-in seating which make it a lovely all-season outdoor room.

A word from the owner.......

“i’ve lived in this house for 17 years and Walthamstow is a great place to live, with plenty to do and fast and frequent transport routes. This street is quiet and friendly and I will miss the good friends and neighbours I have made while living here. The house is warm and light and I love the way I can see my garden first thing when I come down to the kitchen - I watch the changing blooms and colours all year round.

One of my favourite spots here is Walthamstow and Hackney Marshes. You can drive and park there but it’s also a very easy 15 minute cycle ride . There is so much to do there – walking, admiring the local plants and nature, meeting friends to go to the canal side cafes and bars, following the running routes or even horse riding.

The house is in close walking proximity to Lloyd Park, famous for the fabulous William Morris Gallery and café. The park holds a weekly artisan food market for all those weekend treats and the park is always popular with children and dog walkers alike. On the other side of the park is the Walthamstow Feel Good Centre, which hosts a huge variety of activities including fitness classes, the gym, Sauna and Wellness Centre, swimming and diving and a running track."
