House For Sale £825,000
Hillside Gardens, London E17

Description
A beautifully appointed, wonderfully spacious three bedroom 1930s terrace, with a wealth of sociable spaces and the generous proportions of the period. There's also a large garden room, garage, and plenty of scope for further development.

You're enviably situated too, sat on a peaceful no through road in Upper Walthamstow, with the greenery of Epping Forest and our thriving new neighbourhood of Wood Street both within easy reach.

If you lived here…

You'll be spoilt for choice when it comes to welcoming guests. Your front lounge alone comes in at 180 square feet, blissfully illuminated by that graceful bow window and finished in pale green up to the picture rail. Your rearmost reception is just as substantial and full of light, with bay windowed French doors to the rear leading out to your impressive garden.

Out here you have a large patio giving way to a lengthy stretch of lawn, secluded by thriving screening greenery and home to that garden room, ninety square foot and ideal for turning to all manner of uses. Back inside and your kitchen is gloriously skylit, with pristine white walls, burnt orange splashbacks, chunky countertops and complementery, large format floor tiling.

Upstairs and your first two bedrooms continue to make the most of the impressive original architecture, each featuring leafy views through the bow and bay windows, and coming in at more than 150 square feet apiece. Bedroom three's equally substantial, artfully arranged, dual aspect and currently in use as a splendid home working space. Your family bathroom completes things; a sleek and chic affair with vessel sink and walk in rainfall shower.

Outside and you're just a half mile on foot from Wood Street overground station, where direct twenty minute runs to Liverpool Street put the City around a half hour away direct. Heading to the West End? Walthamstow Central is just one stop down for a quick swap to the Victoria line. Wood Street itself is a thriving spot to have on your doorstep, with shops, supermarkets and an ever evolving array of cafes, restaurants and gastropubs. There's even a wonderful indoor market, great for vintage finds.

What else?

- Local schools are plentiful and excellent, with five 'Outstanding' primary/secondaries in a one mile radius alone. A further eleven are rated 'Good' and just as close.
- With the loft, which is currently insulated, full length and width & being used for storage, you could follow your neighbours' leads and add your own whole new storey (subject to the usual permissions) making this a home to serve the needs of you and yours for years to come.
- You have a driveway and so may choose to turn your private garage to other uses. In any case, drivers can be speeding along the arterial North Circular less than five minutes after pulling out.

A word from the owner...
"We've loved our 22 years in this peaceful cul de sac. Close relations with our neighbours helped us all through Covid and we mark national events with on-street parties. The house itself is light, airy and well insulated giving low energy costs. The 3 sizeable bedrooms and summer house in the back garden makes working at home a pleasure. The extensive back garden and stone patio are great for both relaxing and entertaining, as is the light-filled kitchen diner. Mature trees nearby and our own apple tree provide ample privacy outside. Safe walking and cycling is a priority for the Borough and "mini-Holland" initiatives have given us dedicated bike lanes, including to Walthamstow Wetlands Nature Reserve and Epping Forest. There's also a park and tennis and cricket club 3 minutes away. We've made the most of the chance to be fit and healthy here. While we've got off road parking and a garage, the neighbourhood is very well connected with local bus services from Whipps Cross; a 10 minutes walk to Wood St overground station; 30 minutes to Liverpool St and the City; one stop to the Victoria Line and Stansted Airport only 30 mins by car. You don't have to go far for most things you need though, Wood St has everything from an indoor market to cafes, independent bakery and Post Office, and plumbing supplies to woodyard. And the cultural life is great and all walkable. The best Italian food outside Italy, Music in the Village, and of course the William Morris Gallery with its cafe and gardens. Not surprisingly William Morris's words Fellowship is Life are the motto of the Borough. That's been our experience of living in such a friendly, green and lively place."
