Description

Woodbridge was chosen by The Sunday Times as the best place to live in the East of England, and this characterful semi-detached home is perfectly positioned for a walk into the historic market town.

This home has been lovingly updated with the creation of an open plan living dining kitchen. There is also a separate living room with an inviting cosier feel. The original character and charm of the house has been retained, with feature fireplaces, picture rails, high ceilings and bay windows which let in fabulous natural light. (Windows and doors have been replaced and are under guarantee.)

The front door opens into the entrance hall, which leads through to the open plan living dining kitchen. With open stair balustrade, windows to the side and double doors onto the garden, this room is steeped in natural light. An eye-catching feature of this room is the log burning stove which sits in a charming fireplace. The recessed shelves give ample storage for the avid reader or for showcasing photographs, plants or flowers. The space is superbly proportioned for a dining table and additional furniture, with an area under the stairs that could easily accommodate a sofa.

The kitchen has wooden cupboards and granite effect work surfaces, with space for a cooker and dishwasher and plenty of room to prepare meals. There are additional cupboards and storage with a dresser effect. A window to the side and double doors onto the impressive rear garden give further natural light.

Leading off from the kitchen is a door into the utility room which easily accommodates a free-standing fridge/freezer, washing machine and tumble dryer.

With more of us working from home, the utility room leads into a home office with a door into the rear garden. This room would also make a lovely child’s playroom. The cloakroom is also accessed via the utility room.

On the first floor there are three bedrooms, all of which are doubles, and one additional room which has been adapted into a dressing room. Previously this fourth room has been a single bedroom and a nursery.

The primary bedroom boasts a modern and contemporary en-suite shower room. There is also a stunning house bathroom.

The primary bedroom has a bay window facing to the front and a feature fireplace, which was a surprise discovery for the owners during their renovations. The two further double bedrooms have windows looking out to the back.

Outside, and to the front of this home, there is a shingle driveway providing off street parking and in tandem style could fit four vehicles. There is also a charging point for electric vehicles.

The impressive garden is ideal for children or pets and a piece of paradise for the keen gardener. The double doors from the kitchen, together with the door from the home office provide access to a flagged area.

What makes this garden stand out is the creation of different areas. There is a raised decked area which is perfect for entertaining friends and family. There is also another area with bespoke wood pallet seating around an outdoor fire (not to remain). Behind this is a bee and butterfly garden. Seeing the bees and butterflies pollinating is nature at its best. This beautiful garden also has a vegetable garden and fruit trees. For outdoor storage, there is a wooden garden shed and log store. The garden is predominantly laid to lawn, enclosed by hedgerow and fence. There are mature, established trees and shrubs.

Renovated with love and care over the years, this beautiful home could be moved into straight away.

Location

Suffolk’s hidden gem, the historical Market Town of Woodbridge was named by The Sunday Times as the best place to live in the East of England. The judges assessed schools, air quality, transport, broadband speeds, culture, green spaces and the health of the high street, and concluded that Woodbridge is “arty, historical and creative.”

Sitting on the edge of an area of outstanding natural beauty, Woodbridge has a genuine community spirit with both Rugby and Football clubs, Church groups, choral societies and art events. The Town Centre is bustling with a superb array of boutique and high street retailers, not to mention the many bars, restaurants and public houses, offering tantalising meals and drinks for many different palettes. A market is held weekly on Market Hill which is shadowed by the stunning Shire Hall which is also a fantastic wedding venue.

The historic working Tide Mil (one of only two in the UK) sits on The River Deben and is where many love to walk along the riverbank and enjoy a coffee or meal on the Quayside – and may even spot a seal whilst doing so.

Just on the outskirts of Woodbridge is the hugely popular local attraction, Sutton Hoo which is one of the greatest archaeological discoveries which inspired the Netflix film ‘The Dig’.

For those who enjoy water sports there are sailing, and rowing clubs based along the river, Woodbridge is only approx. 8 miles from the Suffolk Coastline.

Woodbridge railway station has links to London Liverpool Street and Norwich, whilst the A12 and A14 main link roads also provide the commuter with easy access to motorway links.
