House For Sale £1,750,000
Dalston Lane, London E8

Description
Positioned within the heart of Hackney is this handsome four-bedroom Victorian townhouse, redesigned by architects Harty and Harty. A pared-back material palette prevails, highlighting the original period features that have been carefully preserved throughout. The architects have gone to extraordinary lengths to celebrate the original fabric of the building, creating a set of versatile living spaces that unfold across four floors. A large east-facing garden extends to the rear, enclosed by mature trees and leafy climbers.

The Architect

Based in London and Wiltshire, Harty and Harty were re-established in 2015 by partners Annabelle and Stephen Harty, who studied at The Mackintosh School of Architecture, Glasgow and The Bartlett, London.

Contemporary art, twentieth-century design, teaching and travel lie at the core of how the practice thinks. Specialising mainly in residential projects in both an urban and rural context, the practice designs new builds and is also experienced in working with old buildings. It was a finalist in the bd Architects of the Year Award 2018 and Building Magazine Awards 2018 for an Artist Studio in Norfolk. Notable projects include St John and Corvi-Mora Gallery.

The Tour

The house sits in a traditional terrace of Victorian houses, characterised by a façade of London stock brick and punctuated by large sash windows. Steps ascend to the raised front door, the foyer of which still retains the original burnt orange tiles depicting a heron and a traditional folk scene.

The entrance opens onto a long corridor, seamlessly leading to a grand living space. Vast sash windows, framed by original wood panelling and shutters, sit at either end, bathing these rooms in natural light. Both marble fireplaces have been restored and provide striking focal points against the black lacquered painted floorboards. Whitewashed walls highlight the carefully preserved cornicing and voluminous ceilings, which feature throughout.

Arguably, one of the most striking rooms of the house is the bathroom, which lies at the rear of this floor. Found mostly intact, the architect owners have sensitively preserved and echoed the Victorian tiles within this room, adding a rolltop bath with green accents reflecting the original period origins.

The kitchen and dining space lie on the lower-ground floor, which is predominantly open plan and perfect for entertaining while cooking. Neutral cabinetry and wooden work surfaces chime harmoniously with the terracotta tiled floor in the kitchen, which houses plenty of storage space in the form of easily accessible open shelves. There is also a useful utility room and a separate WC on this level. Double doors open directly from here into onto a large garden patio.

Two spacious bedrooms lie on the second floor. In the main bedroom, bespoke wardrobes extend the length of the wall, and white painted floorboards flow throughout. Two full-height sash windows allow natural light to pour through. The second bedroom lies adjacent, with exposed brick walls painted white. Plywood bookshelves fit neatly within the alcoves. A further staircase leads to two additional double bedrooms, neatly emulating the plan below.

Outdoor Space

A leafy garden extending 62 ft stretches from the kitchen, enclosed by mature trees. A neat lawn lies at the rear, bordered by perianal plants and bushes. A peaceful enclave, the garden is positioned to the east and thus receives the best of the morning sun.

The Area

Dalston Lane is excellently located in a thriving, bustling area of east London, home to an eclectic range of restaurants and cafes, including Furanxo, The Dusty Knuckle, Little Duck the Picklery, Brilliant Corners and All Press. There are many excellent pubs and bars in the area, including The Spurstowe Arms and Three Sheets.

Ridley Road Market is considered by many to be the beating heart of the local community. It has run every Monday to Saturday since the 1880s and is home to over 150 stalls offering fresh produce from around the world.

For green space, Hackney Downs Park and London Fields, with its popular heated lido and tennis courts, are both approximately a 15-minute walk away.

Dalston Junction and Hackney Downs Overground stations are a short walk away, providing transport links on the east/west and southbound branches of the London Overground.
