The property stands in gardens and grounds of about two thirds of an acre in the village of Welsh Newton, in the extreme south west of Herefordshire, near the England/Wales border. It is set in undulating countryside surrounded by wonderful walks. Most of the houses in Welsh Newton, as well as the village hall and the church, are clustered near to the A466 Hereford to Monmouth road, which gives good access to both the market town and the cathedral city.

Alongside the property's charm and its wonderful grounds, it was its convenient location that attracted the vendors, who chose it, some 24 years ago, as the ideal place to bring up their family.

"It's a characterful old cottage, very comfortable and cosy, with quirky features which appealed to us. I had always lived in the country and we both like the countryside, but it's nice and close to Monmouth, so you get the best of both worlds."

Some three and a half miles away, Monmouth has a variety of independent shops, tempting tea rooms and coffee shops and both a Waitrose and an M&S Food. It boasts good leisure and recreation facilities and nearby world-class golf courses. Welsh Newton is in the catchment area for Monmouth's well-regarded state schools. "When we moved here, we had school age children so schooling was a priority and so was being on a regular bus route and having a school bus service."

The Haberdashers' Monmouth independent boys' and girls' schools and the Llangattock School Monmouth with Monmouth Montessori Nursery are also nearby. From Monmouth, motorway links give easy access to Cardiff, Bristol and the Midlands, making Welsh Newton convenient for commuters.

Step Inside:- - Enlarged from a small Eighteenth Century cottage, The Old Post Office was added to in the Victorian era and the vendors have improved it by extending the principal bedroom suite. All the windows are double glazed. The property's original features include exposed stonework, some lovely period doors and some exposed beams.

The property is screened from the road by a thick hedge. It is approached along a gravelled driveway which leads up from the road to a private off-road parking and turning area in front of a timber-framed double car port with a slate roof. A traditional flagstone pathway leads to the front of the rendered and whitewashed property, which has an attractive, symmetrical appearance and a central front door under an open fronted porch with a pitched slate roof. There is also a gated access directly from the road, with a flight of old stone steps leading to the front door this is the way villagers would have accessed the Post Office, but is now rarely used.

The original, part-glazed, panelled wooden door opens directly into the sitting room. In the oldest part of the house, this room has an exposed stone wall at one end, with an open fireplace with an inset wood burner. There is an alcove to one side of the fireplace, where there would once have been a bread oven. Two windows with deep stone sills look out over the front flower beds.

The dining room, part of the Victorian extension, is an attractive, high-ceilinged room with a wood burner in a small, brick and stone fireplace, thought to be a period feature. One side of the chimney breast is an original floor-to-ceiling cupboard and the other side there are fitted shelves. "The cupboard is where we store our jams and marmalades. We make the jams with the produce from our garden, which is part orchard with lots of plum and apple trees and where we have fantastic blackcurrant and redcurrant bushes!"

The kitchen/breakfast room has a slate floor, ivory, Shaker-style units and a two-oven electric Aga with a glass splashback. There are tiled splashbacks and slate tiles on the floor. There is an integrated fridge and space in the utility room for other appliances. The kitchen has an atrium-style Velux window and a south-facing window gives views of the gardens at the side of the house.

The study/office, in the former Post Office store room, makes a light and airy work space with two windows, including a wide window overlooking the secluded back garden. In the middle of one wall, there is a quirky glazed recess giving a view down the hallway - possibly another feature from the property's former use. "Perhaps it was so the postmaster could see what was going on!" Out in the hallway, there is also a recess which the vendors believe is original to the Post Office. "That was where the Post Office phone was. People would have come to the Post Office in the early days to make phone calls."

The property has a downstairs bathroom, which has a traditional white suite including a bath and separate shower. On the ground floor, there is also a double guest bedroom. "We have found having the bedroom and downstairs bathroom invaluable when we have had elderly family to stay."

Upstairs, off a galleried landing, the light and airy principal bedroom has a range of bespoke cupboards along one wall and a wide window framing pastoral views over the lovely garden to grazing farm animals on the hillside behind the house. There is an ensuite shower room.

A lovely bedroom at the front of the house has a window, with a deep wooden sill, giving views over the road to the rolling hills beyond. A further double bedroom, benefitting from similar views, has an ensuite shower room. There is also a single bedroom, currently used as a craft room.

Outside - The property stands in established and cherished gardens, from which there are lovely rural views. "The garden has many facets. It is a constant-year-round delight."

There is a lovely magnolia outside the house and in spring a mass of bulbs burst into flower. There is a wonderful wildflower patch, which the vendors love for its early showing of cowslips. Later in the season, the red apples in the orchard are a favourite sight.

The gently sloping garden is divided into different sections, with about a third of it planted with fruit trees, including apples and plums. There is also a fruit cage where the vendors have a variety of fruit bushes. Beds all around the garden are stocked with shrubs, perennials and David Austin roses and there is a large dahlia bed. There is a small area of woodland, with mature trees interspersed with more recent planting Cornus, cherry, azaleas and rhododendrons.

"None of the garden is overlooked, so we can sit out anywhere." The vendors keep an outdoor table and chairs in a wooden garden shed about half way up the garden and choose wherever takes their fancy a favourite spot is under the fruit trees. Another enticing place to sit out is a gravelled courtyard, just outside the back door to the utility room. "It's a real sun trap and a lovely place to sit and have coffee."

There is a rockery garden to one side of the courtyard and a lovely rose-and-honeysuckle-festooned arch over a flight of steps leading from the courtyard to the next garden level.
Near the courtyard is a greenhouse and a potting shed/tool shed and at the side of the house there is also a lean-to garden store.
