House For Sale £1,100,000
Moat Lane, Fordwich, Canterbury, Kent CT2

Description
Surrounded by farmland, the Kent countryside and woodlands, this superb contemporary detached property nestles in a large 0.555-acre plot on the outskirts of historic Fordwich – the smallest ‘town' in England. Driving in through a pair of impressive automated solid wood gates you can immediately feel the peace, quiet and privacy of the place as well as the impact of this unique residence as you park on the vast area of hardstanding. The house has been completely redesigned and updated so almost gives the appearance of a contemporary home but with the character of an older property. There is a stunning living space that includes a large sitting area where you can cosy up to a real working fire with an attractive marble surround as the nights draw in or enjoy a meal sitting round the table in the dining area. This leads to the fabulous kitchen that will be a joy to anyone who loves cooking and entertaining. It includes a large island/breakfast bar with curved edge units, induction hob and trendy tile extractor fan as well as an integral oven and microwave, larger fridge and dishwasher. The whole of this open-plan living space is light and airy with floor to ceiling multi-pane windows and two sets of French doors to the large terrace and rear garden. Adjacent to the kitchen is a large and well fitted utility room with a secondary fridge and freezer as well as a door leading to the amazing summer lounge with its curved wall of windows and large door to the garden. Off the galleried landing, you will find a laundry room and two amazing bedroom complexes. There is the large main bedroom with a top-of-the-range contemporary bathroom suite including a beautiful bath and a double shower as well as a superbly fitted dressing room that could always be used as a small bedroom/nursery. On the other side of the landing is the second double bedroom with an en-suite shower room and a good-sized dressing room with fitted wardrobes. The views from these bedrooms are magnificent and are just what you want to wake up to each morning.

What the Owner says:
We have been in the house for nine years and are only selling because the latest addition to our family means we have run out of bedrooms. We bought the house because it was light and bright and had generously-sized bedrooms with en-suites. We also love the large enclosed garden that meant our children could play safely and it was within walking distance of their school. Because it opens onto fields at the back there are many places to walk the dog but, at the same time it is an idyllic location, we are still well connected and can get into Canterbury within 10 minutes. Fordwich is famous for being the smallest town in England, with its own town hall. It is full of attractive and historic buildings and the river Stour running through the centre. It includes two excellent olde worlde pubs – the Fordwich Arms and the George and Dragon – that you can easily walk to if you want a drink and a meal and don't want to drive. Also within easy walking distance in the adjacent village of Sturry is the renowned Kathton House fine dining restaurant, a pharmacy, post office, hairdresser and Co-op convenience store as well as the famous King's Junior School and the Sturry Primary School, graded Outstanding by Ofsted. There is the main road and a bus stop within a minute's walk that can take you into Canterbury or as far as the Thanet towns.
