Lower Woodford, Salisbury SP4

Description
Delightful Grade II listed cottage with grounds running down to a carrier of the River Avon

Description
This substantial brick and flint property, formerly two cottages, dates back to the 16th Century and sits in the sought-after Woodford Valley. Grade II listed retains a lovely atmosphere and many period details. The entrance lobby opens into a spacious triple-aspect kitchen/dining room, with fitted units and integrated appliances to one end and a large inglenook fireplace with wood-burning stove and a walk-in larder to the other. A useful boot room/utility is accessed from the kitchen and has a door into the garden. The dual-aspect sitting room has a half-glazed door into the garden and opens through to a large dual-aspect drawing room and a downstairs bathroom.

On the first floor, accessed from the galleried landing, is a dual-aspect principal bedroom with an en suite bathroom, three further double bedrooms and a family shower room. One of the bedrooms has a pretty stone mullion window, with views across the water-meadows.

Outside
A five-bar gate opens into a large gravel parking area in front of the cottage. A timber-framed garage, with a tiled roof, has an adjacent garden store. There is also a workshop. An attractive, converted brick and flint barn is located to one side of the driveway, with access from the opposite side of the building. It is currently let on a “Tenancy at Will” at £9,600 P.A.

The garden is predominantly laid to lawn and wraps around two sides of the cottage. There is a more formal area of yew and box hedging and an area to one side with a tree-house. The grounds run down to a carrier of the River Avon.
