Why you’ll like it:
You would be forgiven for not knowing that this magical mews even exists as it is so sweetly tucked away on a private road behind the grand houses of Cromwell Road. It is a real haven with cobbles and a lovely mix of both residential and commercial properties, many of which have been recently restored with their timber stable doors now painted in a mix of stylish colours and adorned with floral hanging baskets.
This stable house sits peacefully at the far end of the mews and has a creamy gault brick facade on the first floor, with red brick detailing above its multi pane sash windows. Below this, are three sets of full height wooden doors which are clearly in need of refurbishment but are secure at present.

These open to reveal a car workshop complete with a vehicle lift and ample space for two cars to be worked on simultaneously. Understandably, car garages favour these buildings for their business as they were previously coach houses offering a huge amount of space, but many other residents have amalgamated these rooms with the first and second floors to create one, large residential space. The ground floor already has water, electricity, heating and windows along the rear wall to bring in plenty of natural light, so the possibilities are endless.

The front door to the upper maisonette opens to a tall staircase which rises up to a landing with rooms to either side, both to the front and the rear, so it feels deceptively spacious. The need for renovation is patently clear, but so too are the many original features within the wood work, sash windows, architraves, dado rails and wooden floors. The kitchen is very spacious with room to dine and the Vaillant gas central heating boiler is relatively new – so that’s one job already done!
The living room is also well-proportioned with a high ceiling and an open fire to warm the room which could easily be fitted with a wood burner if preferred – although always seek professional guidance with fitting and sweeping prior to lighting a fire which has lain dormant for so long.
There are two further double rooms on this floor which are flexible with use but would be ideal as bedrooms, and the bathroom is a good size with space for both a bathtub and a separate shower – although these rooms also require complete renovation.

Up on the second floor, accessed via a steep ladder, there are two further double bedrooms in the loft. It would be possible to create a proper staircase without compromising the first-floor landing as the ladder rises up from a smaller office style room at present. There may be additional roof work to undertake, plus additional insulation, but they are both substantial double rooms bursting with potential.

Agent’s thoughts:
This offers such a fantastic opportunity to developers, families, architectural purists and interior designers looking for an amazing project to get their teeth into. The potential to add considerable value is huge as the property sits in one of the most sought-after locations in the city – although a good relationship with the council planning committee would be a bonus as it is a conservation area.

Owner’s secret
“This property was in our family for years – as a business and a home. While it has fallen into a state of disrepair, it could be such a beautiful home once more, as the lovely community here on the mews has shown.”
