Seller Insight

This hugely characterful Grade II listed six-bedroom family home, which dates back to the 17th century, occupies a lovely location on a quiet residential road just a short distance from the centre of St Ives.

“My mother and father were both St Ives born and bred so they’d always lived in and around the town, but moving to West Garth was the best decision they ever made, ” says Tom. “I was only ten when they purchased the property back in 1960 so it’s been a huge part of my life, and it’s a place that I loved growing up in and, later on in life, loved coming back to for high days and holidays.”

“It’s a very characterful house and it has such a lovely feel to it, but it’s never really been modernised so there’s real scope for the new owners to put their own stamp on it. It’s very spacious and bright, and there are features such as the beautiful old staircase – which my mother was particularly proud of – and big open fires that give it a unique personality and real charm. It was a lovely place to live, but in later years it became the hub of family life. All the grandchildren relished coming back to ‘grandma’s house’, as have the great-grandchildren in more recent years. It’s a real family home and i’m sure we’ll all be quite sad when the time comes to finally let it go.”

“The garden, my mother’s pride and joy is another lovely feature of the property, and was enjoyed by my brothers and I, and, again more recently, by the grand and great-grandchildren. During the summer months we’d all gather on the patio – or ‘brick bit’ as we like to call it – for alfresco meals out in the sunshine. The smaller lawn was where my father practised his putting but I don’t think my mother was much bothered with it - flowers and shrubs were her delight. There’s also a lovely big lawn which was a great space for the children to tear around on. The garden is completely walled so very private and also very peaceful. In fact, when you’re sitting out there it’s often hard to believe you’re just a hop, skip and a jump from the centre of a busy little town.”

“The sitting room was mum’s favourite and where she spent most of her time and the dining room is another lovely part of the house and it was the room that was preserved for ‘state’ occasions.”

“The house sits in a lovely part of St Ives and one that doesn’t feel too overdeveloped. It’s close to a fantastic array of shops and amenities, everything you could want on a day-to-day basis, and it’s also within striking distance of some beautiful open countryside and the river, which holds very fond memories. In the summertime my brothers and I would often go down there with my father and he would toss us into the water, and actually it was a very effective and fun way of learning to swim!”

“The property also has a superb amount of off-road parking. There’s a long gravel driveway that leads to the garage at the back, so there’s plenty of space for around four or five cars.”

“West Garth is a house that is filled with lots of very fond memories, and it’s the place to which my brothers and I, our respective families, our cousins… everyone seemed to naturally gravitate, ” says Tom. “It’s a very special place, but it now needs a new family to fill it and really make it their own.”
