Summary
Spindle Coppice Wood comprises a single block of woodland, adjoining a larger woodland to the East (Park Coppice), with a small beck running through it and forming the eastern boundary. Along the northern boundary there are panoramic views of the Lakeland Fells.

The woodland is mature broadleaf woodland predominantly comprising oak and birch, with some sycamore and holly. It is located on the edge of existing Ancient Semi-Natural Woodland, with significant asnw features. In recent years it has been managed primarily for nature and conservation. In the spring time there is a carpet of bluebells. Deer and red squirrels are seen regularly.

There is a detached timber cabin located in the centre of the woodland. It is constructed of a timber frame and timber cladding, with a felt roof and single glazed windows. It comprises 3 rooms as follows:

Kitchen 2.93m x 2.93m – external door and window, base unit with sink and drainer, and vinyl floor.
Living Room 2.93m x 2.69m – window, wooden floor and timber paneling to walls.
Bedroom 3.25m x 2.93m – external door and window, wooden floor, timber partitioning partially completed.

The cabin is in Council Tax Band A and has no occupancy restrictions on it. It offers potential for upgrading and modernising or development subject to planning.

The boundaries of the woodland are largely stockproof and comprise a mixture of dry stone wall, post and wire fencing and wire fencing, with vehicular gates at each access point. There are a number of telegraph poles situated on the land for which an annual wayleave is paid to the owner.<br /><br /><b>Directions</b><br />Take the A593 out of Ambleside, heading towards Coniston. Approximately 0.6 miles from Skelwith Bridge, the woodland is located on the northern side of the road.

There are two access points: One from the south east through the neighbouring property of Micheldore and one from the north west via the private road to Elterwater Park Hotel. Anyone viewing the property is requested to use the north west access point and enter the property on foot.<br /><br /><b>Location</b><br />Spindle Coppice is approximately 1 mile west of Skelwith Bridge, near Ambleside. It is within the Lake District National Park and lies north of the A593, as shown edged red in the Sale Plan.

The woodland directly adjoins the public highway. A right of way with or without vehicles, at all times and for all purposes, exists over the private roads and tracks coloured brown and yellow on the Sale Plan, subject to paying a fair proportion of the repair and maintenance costs. There are electronically controlled gates at the entrance to track coloured yellow for which a code is required and will be provided to the purchaser.
