Beautifully renovated, this attractive one-bedroom garden flat is formed from the lower ground floor of a smart Victorian townhouse, just a short stroll from London Road Station and the newly regenerated Preston Circus. The current owners have a keen eye for colour and style, blending the original features with modern design and the pretty flint-walled garden is a tranquil oasis in the city. Being open to the south at the rear and set well back from the road behind a neat front garden, natural light streams into the flat throughout the day and with such generous room proportions, it is bright and airy – so it doesn’t feel lower ground in the slightest.

Transport links are excellent with Brighton Station also within easy walking distance, plus there is plenty to entertain you and several amenities nearby, so this flat would suit first time buyers, downsizers and investors alike. With so many favourable features, we do not expect this apartment to sit on the market for long.

Why you’ll like it

Year on year this area gains popularity as people flock to live here, enjoying the attractive architecture; the proximity to the city, the station, and several popular gastropubs – all residing within a vibrant and friendly community.
Springfield Road sweeps up one of Brighton’s famous hills, with this stylish flat sitting within a tall Victorian townhouse midway up the southerly side. Fresh in lemon cream, with its architectural features picked out in white, the house has plenty of kerb appeal, offering an indication to the fine quality of finish you can expect inside.

You approach down a few stone steps to your own street entrance, passing a scented front garden.

Upon entry, it is immediately apparent that this is a bright and deceptively spacious flat. The entrance hall is wider than expected with a high ceiling and stylish bare plaster walls. This natural tone is picked up in the patterned floor tiles, laid in keeping for a property of this period, and a column radiator warms the space.

First on the left is the generous double bedroom room which is filled with natural light via a wide bay window framing views of the front garden. Timber-framed double-glazed sashes conform with conservation area guidelines, so it is warm and quiet - ideal for a bedroom. While it is street facing it feels perfectly private being set well back from the road, and even with a king size bed and freestanding pieces of bedroom furniture, the floor space is not compromised.

Two full height Sharps wardrobes offer bespoke storage space for two and have been built-into the alcoves around the chimney breast which maximises the floor space further. Shades of calico and white create a restful space to suit all styles of furnishing and the carpet is soft underfoot.

Next door but sitting centrally to the flat with a sunny south facing aspect, the living room is equally spacious with ample room for formal dining and relaxed seating looking out to the gorgeous garden. Wood flooring runs through to the kitchen for continuity and French doors link the room seamlessly with the outside, so the Cotswold stone patio area becomes a lovely extension of the home during the warmer seasons.

For a city garden it is barely overlooked and is a lovely size for dining alfresco. The original brick walls sit beyond well-established, railways sleeper beds containing flowers and plants bringing colour, texture and scents to the space, which being south facing, is a real suntrap in the height if summer.

More spacious than most, the kitchen offers a huge amount of storage at both wall and base levels which have been paired with solid oak worktops with space for the keen cook. Within these, the oven, induction hob and dishwasher have been integrated leaving space for a tall fridge freezer and a washing machine.
To the rear, the bathroom is classic in blue and white with a shower over the bath and a separate WC to ensure there are two doors between it and the kitchen.

Agent’s thoughts:
There is a fantastic sense of community in Springfield Road with a real mix of families and professionals. This flat is ideal for anyone looking to commute or for a sound rental investment as the fine quality finish means you can move straight in or let it out immediately with ease.

Owner’s secret
‘It was the space and the natural light which impressed us when we first viewed the flat as it didn’t feel lower ground and had such a pretty garden. It is really quiet for a city flat, yet there is plenty to entertain us nearby too. Preston Circus has seen huge regeneration recently with the addition of several fantastic new restaurants and bars. There are two new gyms and The Duke of York Cinema, so we rarely venture further into the city these days. You are also a 10-minute drive from both the beach and The South Downs, so you get the best of all worlds here.’
