House For Sale £800,000
Coates, Cirencester, Gloucestershire GL7

Description
A charming period home set in the heart of a popular village close to Cirencester and Kemble Station.

Description
Forge Cottage is a delightful family home that combines spacious accommodation, a generous garden and private parking for a number of cars.
The particularly sizeable ground floor accommodation, providing 4 reception rooms, could suit those who need a good office in which to work from home.

The entrance porch with date stone 1810 leads into the dining hall which has an open archway into the kitchen and thus provides family-friendly accommodation. In the original part of the cottage is a south facing and spacious family room with a jet master fire to warm the cottage on winter evenings. The property has been extended to provide a further large sitting room with a feature stone fireplace and dual aspect windows. Beyond is a garden/studio room with Belfast sink and which opens into the garden. There is also a cloakroom and utility space.

On the first floor are four bedrooms. The master bedroom has good proportions and because of its size and position next to the family bathroom, there might be scope to create an en-suite bathroom. The family bathroom is large and fitted with an oversize shower cubicle, bath, basin and wc. Beyond are two further double bedrooms, one with a wash hand basin and a single bedroom.

Outside
From the village lane, a gravel driveway leads to the garage and provides parking for approximately 5/6 cars. An archway through a mature hedge leads into the garden which is both large and well-stocked with a range of deep flower beds, rockeries and a storage shed. In between is a stretch of lawn and adjacent is a children play area with climbing frame and wendy house. Adjacent to the studio room is a paved area for alfresco dining.

Location
Forge Cottage is situated in the convenient and popular village of Coates in the Cotswold Area of Outstanding Natural Beauty. The village is surrounded by attractive rolling fields divided by Cotswold stone walls and to the north Hailey Wood on the edge of Cirencester Park. The village itself supports a hall, a cricket pitch and a parish church which dates back to the 13th Century.

Despite the bucolic location, the property is only 3.5 miles from Cirencester which provides an excellent range of shops and services including Waitrose and Tesco superstores. In the opposite direction is Jolly Nice with its wide selection of organic fine foods and produce. Regional centres include Cheltenham, Bath and Swindon where there are theatres and a greater range of shops. Communications are excellent in the area.

Train services from nearby Kemble to London Paddington take from 70 minutes. Both the M4 and M5 motorways are within easy reach, as is the A417 to Cheltenham and the A429 (Fosseway) providing access north to Stow on the Wold. The A40 connects with the M40 at Oxford.

There are a good number of private and state schools in the area as well as primary schools in Sapperton, Kemble, Tarlton and Cirencester.
