Ivywell was designed, built and completed in 1991 by Tony Girling, an architect, for his retirement and has been used as a much loved family holiday home. Whilst still much used by the extended family it has also been successfully rented out as a holiday home in peak periods. It is a large house with very flexible accommodation in a tranquil setting in the picturesque village of Ruan Minor. Ivywell is the last house on the left off a private lane. The driveway splits with a large gravelled parking area and gardens front the house, and then sweeps round and down to the lower level and to the double garage entrance. To the front of the house there is ample parking for four plus cars, mature hedging and planting along both sides with a slate paved patio area to the front of the front door. The side and rear gardens are truly spectacular. Set on a south facing gentle slope the garden has been carefully landscaped and shaped to follow the contours of the hillside. The garden is laid to lawn many varying shaped borders and beds extensively planted with a huge selection of mature shrubs, perennials, ferns, grasses and palms creating many open and shaded seating areas.

There is a magical wild wooded area at the bottom of the garden with small pathway’s running through it, perfect for exploring and den building. A small stream runs along the boundary at the bottom of the garden where there is also is a natural spring, which is enclosed and fenced off, but was at one point one of the wells serving the village.

Location
The village of Ruan sits atop the cliffs just above Cadgwith cove. It is a picturesque village home to a small but lively community. It has an independent village store and Post Office, offering local produce sourced from the surrounding area, along with a community Café, a local church, a Church of England Primary school, Recreation ground and a doctors surgery.

Historically the village’s population was heavily involved in Cadgwith’s booming pilchard fishing industry and later the local serpentine works in nearby Poltesco. Though today both of these industries have faded with the passage of time, the village is still very much connected to its neighbour of Cadgwith and the two run in parallel with each other, separated by less than a mile walk.

Lizard Village is only 3.5 miles away and is the most southerly settlement on the British mainland. There are a number of active social clubs, three pubs, several local cafes and a superb butchers arranged around the village green and surrounded by National Trust land. Both Cadgwith Cove and Lizard village are popular with holidaymakers and residents alike. Kynance Cove, one of the best-loved beaches in the county, is four miles to the west, with Landewednack Beach within a mile, while more varied shopping and dining facilities can be found in Mullion, which also hosts an outstanding secondary school and excellent golf course approximately five miles north-west.

The Lizard Peninsula is renowned for its scenery, flora and fauna. Much of the coastline is protected by the National Trust and the surrounding countryside is classified as an Area of Outstanding Natural Beauty, characterised by towering serpentine cliffs, magnificent beaches and pretty fishing villages. The Lizard’s varied strata and microclimate allow 600 species of flowering plant, nearly a quarter of all UK species, to thrive here, including Cornish Heath, found nowhere else in Britain

The market town of Helston is 10 miles away and has a wide range of shopping and schooling facilities, whilst the cathedral city of Truro, approximately 27 miles away, is the municipal centre of the county. Travel links to the area are good, with St Ruan being served by wide roads and the A30 providing dual carriageway access through Cornwall from the M5 at Exeter. There are mainline railway stations at Redruth and Truro and Cornwall Airport (Newquay), offers both domestic and international locations

Directions
Directions: From Helston follow the wide and easy road A3083 in the direction of Lizard Village. Turn left off the A3083 signed Ruan Minor follow the road into the village, pass the school and church on the left and follow the road round. Just past the village shop on the right is the Methodist Chapel with a gravel car park opposite. Bear right almost in to the car park and the private lane leading to Ivywell leads down from the parking area. Ivywell is the last house on the left.
