Description
An extremely versatile period cottage either as a whole or with an annexe in a quiet location yet within the heart of the town.

Chapel Cottage is unique.

Originally four cottages, they were combined in 1991 to form a substantial period home, in a superbly convenient location, within a Conservation Area, in the heart of the historic town of Warminster.

The accommodation is beautifully presented, spacious and incredibly versatile. The layout offers the opportunity to use the cottage in its entirety as a charming and somewhat quirky town house, but it is also ideal as a home of two halves. Perfect for families joining forces or with income potential, having two separate entrances, kitchens and staircases, the space is both inter-linked and independent. The cottage is located in a quiet lane, with an eclectic mix of period and more modern properties and is set behind a prettily planted garden bordered by iron railings with electric gates. With the benefit of a good sized and secluded rear courtyard garden with a further extensive lawned garden and ample parking, rare in such a central location.

From entering the cottage, the character becomes apparent, and with part of the property dating back as far as circa 1700's, there are beams and attractive period features including cottage windows and fireplaces.

The cellar room is accessed via a hatch in the entrance hall being useful additional space. There is also access from the hall to a cloakroom, utility room with space and plumbing for a washing machine.

The reception space is extensive, with four rooms that lend themselves to entertaining, as well as family life, and an excellent layout with interconnecting rooms that create flexibility as to how they are used. All the rooms have views of the lovely garden. There are two separate kitchens at each end of the property, one with sleek contemporary units under composite granite work surfaces and bespoke fitted units with a Rangemaster cooker and a Howdens wooden kitchen in the other. A separate study area overlooks the large garden which will give access to the garden via French doors to be fitted shortly.

With two separate staircases, the bedroom accommodation is split.

There are four good sized double bedrooms with built-in cupboards, two single bedrooms and two bathrooms. There is also a separate bathroom with WC, sink and bidet with potential for a separate shower.

There are four loft areas within the cottage, one extends to approximately 40 feet in length, is fully boarded with ample lighting and provides excellent storage space. All other loft areas are fully insulated.

Approached via electric gates, the gravel drive provides ample private parking. The front garden has a curved, stone raised flower bed holding a myriad of herbaceous plants, shrubs and small trees, arranged around an area of lawn in front of the cottage, providing a most attractive setting with colour and interest throughout the seasons.

To the rear of the cottage there is the most delightful, enclosed courtyard which is both private, walled, and of good size, pretty planting softens the walls and seating areas to provide a wonderful and fragrant space in which to relax or entertain. A gate connects to a further extensive walled garden of some 35 metres in length and 15 metres width, laid mainly to lawn, facing south west and provides a tranquil sunny area another large patio provides the perfect al fresco dining space along with a covered area for a BBQ. Various outbuildings including a former stable and brick built shed to the rear of the cottage offer excellent storage for bikes and garden equipment etc.
