Situation

Bathwick Hill is an exceptionally desirable road with the villas facing the National Trust land being highly prized. Summerhill House / No.20 has its own direct access out to the National Trust land giving the feeling of being attached to open countryside whilst being within easy reach of the City and all its delights. The views from the property are superb and mainly to the west and partially the south. At the bottom of Bathwick Hill is a very handy Tesco Metro, a florist run by Emma and a very good coffee shop. Schools are all very close at hand, but King Edwards is extremely nearby, Prior Park, Monkton and Ralph Allen are all within striking distance. Walking down to the train station is also very easy and can incorporate a walk along the canal into Widcombe.
Description

The front door opens into a grand entrance hall which has a fireplace with gas fire insert and attractive parquet flooring. There is a cloakroom to the far end and a useful large cupboard to hang coats on the other side of the inner lobby. Straight off the hall is the elegant drawing room with fine cornicing, central rose and a pair of glazed built in cupboards that flank a really beautiful timber Regency fire surround. Within this, is a cast iron grate with brass plated sections. Next to the drawing room is a superb breakfast room or dining room. Like the drawing room a large sash window gives views across the gardens with period shutters. This room then leads directly through double doors to a well fitted kitchen. There is a range of cream shaker style units and appliances include double Neff ovens, a standalone dishwasher, and a five ring Neff hob with wok hob. There is an integrated fridge freezer.

A door from the main entrance hall takes you down to the lower ground floor. There are two large vaults for storage and a generous utility room where the boiler is situated, and a cupboard houses the cylinder. Plumbing is provided for a washing machine and dryer. The main room on this floor is an attractive play room with timber flooring and the original stone ashlar surrounds, which would have housed the old range cooker. Within this, remains the bread oven and a salt safe. There are several other areas downstairs which include a good area for storing garden equipment or family items, off which is a downstairs cloakroom ideal if you are gardening, and there is also a wine cellar. A period glazed back door leads straight out to the gardens.

The first floor has three bedrooms. The master bedroom with ensuite shower room and an equal sized large double room both share breath taking views across the National Trust land. Bedroom three is laid out as a study with its own charming Regency bulls eye fireplace and an outlook to the front of the house. The room has a double opening to the master bedroom so could make the most wonderful dressing room. A family bathroom with bath and separate shower completes the first floor. There are three bedrooms on the second floor, the largest of which has a fireplace. There is a large cupboard on the landing, a shower room, and a kitchenette.

Outside

The gardens of No.20 are particularly of note. Our client has created this mature garden over many years and the design and care really shows. A main oval lawn is flanked by some deep and well stocked borders. There is a superb array of shrubs and herbaceous plants. There are two extremely fine acers, several magnolias, a wisteria and many other fine plants. The lawned area opens out to a lower garden that in turn leads out via a gate to the National Trust land, this for the avid walker and dog owner really is a special feature. To the front of the house is an attractive cobbled driveway sufficient to park two cars. There is an outside tap to the front and a pair of grand stone pillars set off the frontage.
