House For Sale £1,200,000
Church Street, Tollesbury, Maldon CM9

Description
The property
Glebe House is a Georgian, former Vicarage located moments on foot from St Mary’s Church and Tollesbury village centre.

The original house was built in 1769, with a substantial grey-brick addition added to the front in around 1820, and a further (kitchen) extension added to the side in recent years. The house, which is Grade Two listed, features beautifully proportioned rooms including two grand receptions at the front with full height sash windows, high ceilings and open fireplaces; interestingly the surround and hearth in the drawing room was reclaimed from County Hall in London.

The house offers flexible accommodation and is currently arranged with two studies and a fourth reception room on the first floor; however, these rooms could easily be repurposed as bedrooms if required (providing a maximum of nine bedrooms on the first and second floors).

Other original features which have been preserved include the internal and external doors, wood and flagstone floors, numerous additional fireplaces (three of which feature log burners), coving and cornicing, recessed cupboards, shutters and numerous cast iron radiators.

Sympathetic renovations and modern additions mean that Glebe House also functions well as a modern family home. The bathrooms were refitted in recent years and in 2021, a water softener, ! A brand-new oil-fired boiler and a high-pressure water system was installed in the cellar.

The kitchen was remodelled when it was extended, and includes an island, a mix of stone and wood surfaces, a gas range cooker, a series of bespoke units and a large fridge/freezer, all beneath a lantern roof. The floor was strengthened for an Aga should any new owner wish to have one installed.
Grounds and outbuildings

The grounds total 1.1 acres (sts) and the property is accessed via a sweeping, tree-lined drive that runs along the southern boundary; this is shared to allow access to land to the east.

The gardens are private, face south and feature an enormous variety of ancient trees including an impressive Scots Pines. Wisteria grows on the frontage either side of Ionic pillars and the large lawn is ideal for outside events. A private courtyard with a pergola is located off the eastern elevation which is perfect for breakfast in the summer months.

There is ample parking and turning for numerous vehicles, a wood store and a garden shed. There is also space to build a cartlodge subject to planning.
Location

The centre of the village of Tollesbury is only a short walk from the house and includes two village stores, a pharmacy, a marina with two sailing clubs, a chandlery, The Kings Head Public House, a butcher, a doctor’s surgery and a bakery. A series of local footpaths connect to Tollesbury Wick Marshes and the Blackwater Estuary. The village has a Primary School which is rated Good.
