House For Sale £675,000
The Green, Ashton, Peterborough PE8

Description
A beautiful south facing detached cottage in a Conservation Village, within a large garden of almost a quarter acre, within two miles of the market town of Oundle

Description
A beautiful chocolate box detached cottage of stone and thatch construction, set back within a large plot of almost a quarter of an acre and fronting the village Green.

The cottage offers deceptively spacious accommodation and has been comprehensively refurbished since 2019, including new central heating.

The front door opens into a stairwell hall, off which the sitting room and dining rooms both link into the kitchen to the rear. Both reception rooms have attractive wooden herringbone flooring, whilst the sitting room has a stone open fireplace and elegant fitted wooden wall cabinets.

The modern, dual-aspect kitchen is fitted with an extensive suite, with integrated appliances, hob and double oven, with a separate pantry and external door to the garden.

The staircase rises to a first-floor landing off which there are three bedrooms, two generous doubles, and a modern family bathroom and the accommodation has an elegant feel and finish, with attractive views over the gardens to the Green and to fields.

Outside
The garden measures 0.23 acres in total, with largely dry-stone boundary walls, through which a hand gate enters the garden with pathways leading to the front door and around the house to the rear garden. The gardens are lawned and level, with mature apple, pear and plum trees and a kitchen garden plot.

There is an outbuilding just to the rear of the cottage, with a separate concrete pad, to which there is an electrical supply within the rear garden, where it is thought a summer house or garden office would be ideal (subject to any consents).

Location
The village of Ashton lies within beautiful countryside in an elevated position to the east of the River Nene, just 1.7 miles from the historic market town of Oundle. The A1 is eight miles east, at Stilton, and the cathedral city of Peterborough, 15 miles east, with its East Coast Mainline rail services to London Kings Cross (from 46 minutes).

Ashton has a fascinating history. It was rebuilt in 1900 by the Rothschild family as a Model Village and the cottages are all generally of Tudor style, thatched and listed. This property is one of very few detached houses. The village is arranged around a large Green, with The Chequered Skipper Public House Restaurant at its core. There are plenty of beautiful, peaceful walks around the area.

Oundle is a charming Georgian market town, which offers a full suite of services, a fabulous selection of shops, restaurants and supermarkets, along with state and private schooling for all ages, including the independent Laxton Junior and Oundle Schools. The neighbouring village of Polebrook, 1.5 miles, also has a primary school and The Kings Arms Public House.
