2 bed Flat For Sale £300,000
Somerhill Road, Hove BN3

Description
Visually striking and historically significant, Park Gate is a complex of generous apartments built during the 1950s to embody the new idea of housing that emphasised community and landscape in an urban setting. It certainly fulfils this brief with its clean architectural lines softened by an internal courtyard garden filled with well-established plants and flowers.

This light and spacious apartment sits on the second floor overlooking the beautiful communal garden. Inside it is immaculate with a Deco inspired interior and many bespoke touches. Its rooms are graciously proportioned with two double bedrooms and a sociably open kitchen and living room. Light fills the flat from east to west through full width windows on both sides, and there is a vast amount of storage too. The location is ideal for families as the local schools are outstanding. The beach, Seven Dials, St. Ann’s Well Gardens and Brighton Station are within easy walking distance meaning it will appeal to many; from professional sharers, investors and downsizers alike.

Why you’ll like it:
Tucked in behind St Ann’s Well Gardens on Somerhill Road; Park Gate is an attractive, low-density development designed by the architect Eric Lyons as part of his development company known as span: So-called because it was intended to ‘span’ the gap between high-end architect-designed developments and post-war mass housing. The vision of span was to create communities in well-designed buildings around high quality communal gardens, and the result here is stunning. The Mid-Century architectural styles are certainly having a revival, and even on the approach the tactile door handles, brick reliefs and coloured window panels are a sight to behold.

You enter through a glass lobby and into the secure and beautifully maintained gardens to the building clearly numbered to the right. From here an entry phone system provides access, and stairs take you to your floor passing a vast storage area belonging solely to this flat. This has space for several bikes or even as a workshop or office space for those working from home.

Once inside, it is clear this flat has been renovated by someone with a keen eye for interiors, fabrics and colour. From the generous entrance hall, the living room is directly ahead with a window running the width of the far wall framing green and private views. There is ample space inside for relaxation and dining, although there is additional seating around a hand-built breakfast bar between the lounge and the kitchen with additional storage below it.

The kitchen has been well-maintained with streamlined cabinetry offering plenty of storage, leaving space for a tall fridge freezer, a cooker and a washing machine which has a black and white wide-striped cover to echo the window blind and the breakfast bar.

A short corridor leads through to the bedrooms and bathroom which feel nicely tucked away from the living area. The principal bedroom has been decorated in textures and tones of silver and grey to include hand-painted, built-in wardrobes providing plenty of clothes storage for two. Again, the windows are wide and double glazed to bring in plenty of natural light while also ensuring a warm and restful night’s sleep.

Bedroom two is a smaller double, but it is a fine size for sharers or children with space for bunk beds if need be. The bathroom nearby has the bath removed and replaced with a double width walk-in shower for easy access, although there is space for it to be reinstated if preferred. The shower and heating throughout the flat are electric, so you can guarantee hot water and warmth during the winter.

Agent’s thoughts:
This is a superb flat which feels ready to move straight into. It has been very well maintained and the building is wonderfully friendly. Interestingly, the flats are also cleverly designed that the living spaces of one apartment don’t back onto the bedrooms of another, so each flat is incredibly peaceful at night.

Owner’s secret
“This flat belonged to a family member for many years who loved creating her beautiful space. She also loved living here at Park Gate as there is a fantastic community here which is really quite unique. There are many residents who have lived here from the start, and everyone here really appreciates the history, ethos and community feel there is here. It was originally designed with families in mind, and there are many who live here due to the fantastic school opposite, but all residents come together for celebrations or at times of need.”
