Description
The most delightful, terraced Victorian cottage sits in the middle of a row of three in the charming little Lincolnshire Cliff village of Boothby Graffoe. In an exceptionally peaceful spot with incredible far reaching views over the Trent Valley, the location is very convenient with easy access to Lincoln just 9 miles north and major towns such as Newark and Grantham where fast rail services are to London and elsewhere. The well served village of Navenby is very close by and includes an Outstanding primary school.

If you are yearning for a tranquil village lifestyle overlooking beautiful English landscape but need to travel further afield whether by road, rail, bus – or even foot - this is an ideal opportunity.

“There are so many things we love about the property but the overwhelming feeling is the superb far reaching view from the back which rolls on over the valley to the hills beyond. The rear bedroom is a wonderful place to wake up and look out at the countryside. It’s also in such a convenient location if you want to go to Lincoln, Newark or Grantham or even pick up the A1 for the South or the North. The transport links are absolutely superb with fast train services for London from both Grantham and Newark, or to other cities.”

“The house is light and airy with high ceilings but cosy at the same time with log-burners in both reception rooms. The front room works well as a quiet snug with the rear lounge more of a busy, family room taking a dining table as well as some comfy seating around the fire. In the summer it’s great to open the French doors onto the terrace with that fabulous view. It’s a very sunny spot outside so ideal for either a coffee or eating an evening meal watching the sun set over the valley.”

“The neighbours are lovely, in fact the whole village is very friendly. It’s very quiet and peaceful - you can’t hear the main road at all as we are slightly down from the top of the Cliff. There are buses to Lincoln, Grantham and Newark with the stop about a two minute walk on the main road.”

“Beautiful country walks are from the doorstep along the Cliff. You can go north to Coleby where there is an excellent pub, The Tempest, which serves good food and has spectacular views from the garden, or south to Navenby. This is a really appealing village with loads of independent shops and two pubs both serving food.”

Location

Boothby Graffoe is a small, historic Cliff village with spectacular views over the Trent Valley, largely made up of pretty, stone dwellings with a mid-19th century church of St. Andrew on the outskirts by the Lincoln road, the route of the old Roman road, Ermine Street. Some wonderful country walks along the Lincoln Cliff include The Viking Way, a long distance trail running nearly 150 miles between the Humber Bridge in North Lincolnshire and Oakham in Rutland. Within walking distance of both neighbouring villages Coleby and Navenby, a popular pub, The Tempest Arms, is in Coleby 1.5 miles north. Navenby, a mile south, is home to a comprehensive range of facilities including a Co-op and several family-run shops and businesses such as Odling’s Butchers, which was established in 1920, and Welbourn’s Bakery which is one of the longest standing artisanal bakeries in the county. It also has two pubs, The Lion & Royal and The King’s Head, as well as the popular Macy’s Brasserie. Mrs. Smith’s Cottage is a charming museum in the village illustrating a century of rural Lincolnshire life.

The cathedral city of Lincoln 9 miles north (about 15 mins) and the historic market town of Newark 15 miles southwest (about 20 mins) provide a wider range of shopping, eating, and cultural amenities and have mainline rail connections. Boothby Graffoe is just off the A607, the Lincoln to Grantham road, and within easy reach of the A15 (2 miles), A46 (11 miles), and the A1 (6 miles), allowing for quick connections both locally and across the country. A direct train service to London King’s Cross can be accessed from Newark (fast train journey of 82 mins), or Grantham, a half hour drive (62 mins) whilst there are regular bus services a couple of minutes’ walk from the property to Lincoln, Newark and Grantham.
