House For Sale £650,000
Garner Road, London E17

Description
Bright and bursting with character, this three-bedroom home has been lovingly refurbished with the perfect balance of modernity and respect for period design.

As well as having a large and secluded rear garden, first floor bathroom and two reception rooms, it’s situated in a fantastic location, with the amenities of Walthamstow in one direction, the peace and quiet of Epping Forest in another, and the convenience of Wood Street station in the other.

If you lived here…

Your whole home is full of vintage-style charm, with light spilling in from the generous windows, highlighting the original wood floors. You’ll love the feature fireplaces, alcoves and wood burner stove, as well as the bold statement walls which contrast beautifully with the neutral decor elsewhere. Although you can still enjoy the great sense of space that comes with having a 1048 square foot, as the nights draw in, you’ll appreciate the cosiness of having two separate reception rooms.

The kitchen area is fresh and modern, with period touches provided by the fittings, such as the retro tiles and brass taps. The set up is a host’s dream too, with not only a double oven, but a serving hatch (aka ‘passe-plat’) to ensure you can still chat with any guests, and also have optimum light.

Head upstairs (pausing to admire the custom storage underneath) and you’ll find three thoughtfully decorated bedrooms, as well as an immaculate family bathroom kitted out with sparkling metro tiles and an over-tub shower.

Head through the patio doors in your kitchen or reception room and you can enjoy your spacious rear garden, which is nicely secluded thanks to the fact that it’s not overlooked by other properties. Want more greenery? Within 15 minutes, you can be at either Epping Forest, Chestnut Fields or Lloyd Park.

Refreshments? Your favourite new coffee shop Ruttle & Row is a short five minute stroll, while the delights of Wood Street are just a short stretch further. There’s the wonderfully unique Wood Street Indoor Market, the award-winning taquería Homies on Donkeys, excellent beer shop-cum-bar Clapton Craft and sensational bakery Chocolatine, just to name a few of your local hangout spots.

What else?
- You’re only 16 minutes from Wood Street station, where you can nip to Liverpool Street in 20 minutes on the overground, or change one stop down the line at Walthamstow Central and head into the West End on the ultra-efficient Victoria line.
- Parents will be pleased to know you have plenty of primary/secondary schools, all rated 'Good' or 'Outstanding' by Ofsted, in the area.
-For a true sense of community, head to see the mighty Walthamstow fc in action, fresh from their recent promotion. Their home ground is a mere two minute stroll away.

A word from the owners...
"This house has been a perfect home for us, as we began our family life. We arrived here pretty much straight after our honeymoon and have welcomed two sons into this house - their presence (though making it harder to keep tidy) has really made it home. They have space to play in the house and the garden. And we have an enclosed 'child-free' living room at the front of the house, an enormous master bedroom to relax in, and a spacious office for wfh. Our eldest is autistic and struggles to share his space, which is part of the reason for our move... The idea we had that the kids could share a bedroom for a few years has not worked out. So we need somewhere larger, and that means out of London. We love to host guests here, being able to cook and chat through the kitchen hatch: To get cosy around the woodburner in the colder months, and host large parties and bbqs in the summer. Working from home is relaxing with the wide open views over the playing park, and our nearest entrance to Epping Forest is only 1 km away - which makes for an excellent running route, or place for a relaxing walk. Wood street - particularly the Georgian Village Market - is close, convenient and connected... We can get great coffee (boxx, Dudleys, Chocolatine), great beer (Clapton Craft) and fresh, good value fruit and Veg (Wood Street Food Hall), as well as refills (Second Nature Whole Foods) and a Tesco and a Co-op for everything else. The house is situated between two great pubs, the Duke on wood street and the Dog and Duck on the way to the wonderful Lloyd Park. (and on the way back, too, if you like). Role2Play just round the corner and the Waltham Forest Feel Good Centre are great for kids activities, or just going for a swim or the gym. I've even been known to have a Box at 9 rounds, which is great keep fit!

Even Garner Road itself has a brilliant play park for the kids at one end (Kitchener Park) and a great hangover cure sandwich at the other (the Galley). And our neighbours, particularly John and Niala across the road, have been so welcoming. Next door The Balas have lived here forever and are so generous and kind and gentle. On the other side Andy is an extremely handy bloke to have about - and more than once he has lent his strength or diy knowledge to help me maintain the house."
