House For Sale £825,000
Randolph Road, London E17

Description
A bright and spacious three-bedroom semi-detached home, full of Victorian charm and enviably located on a quiet street right in the heart of Walthamstow Village.

Despite the leafy surroundings, there’s a huge array of independent restaurants, bars and gastropubs just a block away on Orford Road, while Walthamstow Central station is just five minutes away on foot, so you can be in the West End or City in less than 30 minutes door to door if you time it right.

If you lived here...

The previously held Randolph Road street party is a testament to what a friendly bunch of neighbours you have, so rest assured that you’ll be joining a brilliant local community. Although the street is in the heart of Walthamstow Village, it’s perhaps the most secluded and peaceful thanks to its unique ‘dogleg’ shape.

You only have to walk a few minutes in either direction to find some action though; the ultra-friendly Castle gastro-pub (which was voted runner-up for best Sunday lunch 2019 by The Observer) is a block south, while north you’ll find fellow cast-pub The Queens Arms, as well as the award-winning brasserie-cum-store Eat 17, poke bowl specialist Peeld, top-rated chippy Orford’s Fish & Chips and tapas bar Orford Saloon to name but a few. Meanwhile, kids will be delighted to discover that you have playground Wingfield Park a few metres away too, not to mention a free children’s books library box right on your corner - a genius idea, and again, a reflection of what a great community this is.

Inside the property you’ll find considered decor throughout, as well as the perfect balance of period features and contemporary touches. You have two separate reception rooms, which will keep you nice and cosy as the nights draw in, while the kitchen is sleek and modern, with a view of the spacious rear garden. Conveniently, there’s a bathroom on the ground floor, as well as a WC on the first floor. Upstairs you’ll also find three immaculately decorated bedrooms.

What else?
- Parents will be pleased to know you an abundance of 'Good' or 'Outstanding' rated schools nearby.
- Despite being in such a cosmopolitan hub, you’re surrounded by excellent green space; Lloyd Park, which houses the William Morris Gallery, is 15 minutes north, the recently launched Fellowship Square, with its impressive fountains, is in the same area, while Hollow Ponds, at the cusp of Epping Forest, is around 15 minutes east.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, the nine-screen Empire cinema and the convenient chains found in the 17&Central shopping centre. Hoe Street also has some fantastic amenities, with the Soho Theatre Walthamstow set to open there in 2023. Expect to find world-class entertainment less than a mile from your front door.

A word from the owner...

I have lived in 3 Randolph Road for nearly 25 years and have thoroughly enjoyed my time
spent in the house and Walthamstow Village. The village community is very vibrant with
lots going on in the area. The local restaurants, public houses and shops are excellent
and very friendly. The Village is very family friendly. If you like the great outdoors,
Epping Forest is on your doorstep. Walthamstow has excellent transport links to the City
and Central London.
