2 bed Flat For Sale £499,995
Francis Road, London E10

Description
This masterfully-restored two-bedroom Victorian conversion is an excellent find thanks to its stunning features, sizeable garden, cellar space and impressive location.

Situated right on Francis Road, the heart of one of the most sought-after parts of E10, you’ll be surrounded by top quality bars, eateries and stores. What’s more, Leyton tube is around 15 minutes away on foot, so you can easily nip into Central London.

If you lived here…

You’ll be sitting on a piece of local architectural history… These ‘Abraham’ maisonettes were built around the Francis Road area in the Victorian era by J G Abraham & Company, with the aim of providing a well-designed layout for residential tenants. Considering how popular they still are today, we’d say job very well done.

Behind the charming box hedge, spacious front garden and private front door, you’ll find 676 square foot of immaculate space. Both the recently renovated lounge and kitchen have space for dining, so entertaining is a dream, especially when it’s warm enough to spill out into the rear garden, where you have a choice of patios to ensure you get the last of the sun, as well as custom seating and planters.

Back inside, the decor is immaculate, and you’ll love how the contemporary updates sit alongside the original features. In the master bedroom, the fireplace alcove adds a sense of warmth, while the vertical column radiator saves space without jeopardising heat. Talking of staying cosy, the bathroom under floor heating will be a real game changer, while the stylish fittings are another reason to take your time in the morning.

You’ll also love the convenience of having the basement for extra storage, and the front garden storage is a bonus too.

Just beyond your front door, you’ll find the part-pedestrianised Francis Road, which is now recognised across the capital as a hub thanks to its eclectic mix of eateries and stores. Not sure where to start? Just ask one of the friendly locals, who’ll most likely point you in the direction of something like wine bar Yardarm, Korean eatery Zaxx or independent store Dreamhouse Records.

Just a little bit further away, the Grove Green Road area has been buzzing with activity for a few years and is now a hangout in its own right. The Filly Brook, Heathcote & Star and Arch Deli there and sure to become faves.

Walk 20 minutes in the other direction (or hop on the bus if you’re in a hurry) and you’ll in find yourself in the iconic Olympic Park, and just beyond that, Westfield Stratford, which won’t need an introduction, and East Bank, a unique collaboration between world-leading universities, arts and culture institutions.

What else?

- You won’t ever be stuck for essential items thanks to the great selection of convenience stores on Leyton High Road. Tesco Superstore is a short walk away.
-Parents will be pleased to know you have plenty of primary/secondary schools, all rated 'Good' or 'Outstanding' by Ofsted, in the area.
- Leyton tube station is around 15 minutes on foot to get you into central London via the Central Line. Or hop on to the Overground at Leyton Midland Road for the Gospel Oak to Barking line, a short 7 minute walk away.

A word from the owners....

"227A Francis Road is our much loved first home. We have painstakingly renovated each room, restoring the charm of the property with a contemporary twist. As the flat is end of terrace and is not overlooked front or back, it feels very private and secluded. The large front garden is perfect for a sunny morning coffee and a chat over the hedge with our friendly neighbours. Our glorious back garden is an extension of the living room and has been a beloved oasis, hosting many BBQs with family and friends. The large basement is perfect for extra storage to keep the flat feeling calm, light and spacious. Being located on Francis Road with great cafes, restaurants and shops is the cherry on top, and we will sorely miss the buzz and community spirit of the area. After 6 years here we are sad to leave, but we know it will bring as much joy to it's new owners."
