Description
Summary
Hay Place is a conveniently located Estate in East Hampshire within The South Downs National Park. The Estate occupies an unspoilt position nestled in rolling countryside whilst maintaining excellent communication links. At the heart of the Estate is an attractive unlisted principal house and a range Victorian agricultural buildings arranged in a courtyard with permission to convert into four residential units. There are a further three cottages let on ASTs and another let on a common law tenancy, all providing a useful income. The estate consists of approximately 50.99 acres of and pasture. Arable land and mature deciduous woodland.

Situation
The Estate is situated on the southern edge of the village of Binsted. A small and popular Hampshire village. Binsted benefits from excellent transport links from the A31 to the north and A3 to London and beyond. To the north east is the popular Surrey town of Farnham which provides a wide range of shopping facilities, schools and recreational activities. To the south west of Binsted is the Cathedral City of Winchester, providing a wider range of cultural highlights, leisure activities and schools.

Hay Place
Hay Place is an attractive detached house of brick and stone construction and is thought to date back to the mid Victorian era. In the 1950’s it was extended in a very sympathetic way, adding large entertaining rooms, kitchens and the majority of the bedrooms. The house currently uses the estate drive which winds past the cottages and into the west facing parking area at the front of the house. The drive does divide just before the house and another route takes you to the period farm buildings and more modern agricultural buildings. The house provides flexible living accommodation with potential to extend and modernise to taste, subject to gaining the necessary planning consents.

The accommodation comprises a light filled and welcoming entrance hall with a log burner and parquet floor, from here doors lead to the principle reception rooms as well as the dining room which looks East with views over the hanger. There is a large statement staircase which leads up to first floor. Doors open onto a terrace providing views across the wooded hanger and over the beautifully mature gardens. Through the kitchen is a large kitchen garden which is surrounded by large hedges and walls.

The first floor of Hay Place is accessed by a wide staircase which leads up to a spacious landing. From here, there is access to a large principal suite including the master bedroom with wonderful rural views, as well as a bathroom and dressing room with full height fitted wardrobes. There are seven further double bedrooms and two bathrooms on this floor, with stairs leading up to extensive attics which would lend themselves to other uses.

Gardens & Grounds
The gardens at Hay Place are exceptionally quiet and private. The kitchen garden slopes up away from the house to large south facing wall, perfect for growing any number of fruits and vegetables. The main garden sweeps around the house and is divided by mature hedges which focus the eye over the hanger and the wildlife beyond. There is also a lovely private wooded path from the house down into the hanger and the farmland. There is a swimming pool and tennis court, however these both need to be brought back to a working condition.

Farm Buildings
Lying to the south of the house are the beautiful period farm buildings, thought to date back to the mid-Victorian era. They consist of a number of car ports, a spacious shoot room and a large barn that has been used in the recent past for family weddings and events.

The barns are not listed and the current owners have been able to secure planning permission to convert the buildings into four residential units totaling approximately 10,453 square feet. More detail can be found on the local authority planning portal under the reference sdnp/20/03541/ful

There are also three more modern farm buildings which are in need of some work but are still used for farming, storage as well as a vehicle store for agricultural and shoot vehicles.

Hay Place Cottages
Hay Place Cottages are located at the top of the drive and consist of a terrace of one, three bedroom cottage and two, two bedroom cottages. All three cottages have been let on Assured Shorthold Tenancies (AST’s) to the same tenants for a number of years and provide a very useful income stream to the estate.
