Crickheath Wharf is a well known landmark on the Montgomery Canal. It is set in a rural location surrounded by beautiful Shropshire countryside, close to the Welsh border. The hamlet of Crickheath is within walking distance, down the lane or the towpath. The delightful market town of Oswestry is less than 5 miles from the Wharf. The historic stone wharf walls have recently been restored to a very high standard by the Shropshire Union Canal Society, principal contractors to the Canal & River Trust. The mooring basin and winding hole have been reconstructed by the Canal & River Trust. These were designed specifically to accommodate further line moorings along the offside bank.

The land extends to 0.99 acres including hardstanding and some light scrubland. It is level, other than some remaining piles of hardcore. Services are available from the lane subject to the relevant permissions. The basin area consists of a winding hole to the north and a mooring area to the south, with space for multiple pontoons or finger moorings. The current owners have considered various options. Plans available in the legal pack specify eight finger moorings, two permanent line moorings, and two additional short-term line moorings.

At the time of writing the wharf basin is in water, but is separated by a dam from a section of the Montgomery Canal which is under restoration (see photographs of canal lining in progress). When the final few metres of the canal are completed the current clay dam will be replaced by a temporary fabric dam while the canal section is tested. If the canal section is watertight, the dam will be removed entirely, and the Wharf will be connected to the restored and navigable section of the Canal. The Canal Society currently intends to begin this process in October and complete it by the end of 2022. The sucs will then move on to the next section of the Canal.

The site may be suitable for a variety of purposes subject to planning permission, including a boatyard, a hire fleet, boat sales, hospitality, leisure moorings, a chandlery, etc. Any business proposal would also need to be approved via an application through the Business Boating Team of the Canal and River Trust. The vendor has advised in good faith that there has always been an intention to permit a canal related business at the Wharf, and original agreements state that ancillary owner/manager accomodation may be included in any eventual scheme, subject to planning permission. The Local Plan broadly supports "appropriate regeneration schemes and tourism development proposals that seek to enhance the economic, social and cultural value of canals and heritage railways". When making enquiries into commercial viability it should be assumed that a licence fee or a percentage of turnover or mooring fees would be due to the Canal & River Trust, in common with other businesses on the canal system. Fees vary depending on the business use and land ownership. For more details see the Business Boating section of the Canal & River Trust website and documentation within the Legal Pack.

Viewings

Viewing is via the towpath opposite, or via the gate on the road - no appointment is needed and there is a parking area opposite the gate. If you wish to enter the site you must call the agents in advance to register your interest. The site is currently occupied by the Shropshire Union Canal Society, principal contractors to the Canal & River Trust, and is an active depot for the restoration of the Montgomery Canal. You enter entirely at your own risk and entry may be barred if machinery is in operation. Please shut the gate if you access the site through it.
