Description

Croft Edge offers a fabulous opportunity to renovate a unique, architecturally designed property hidden away in the heart of Painswick. Six generations of the same family have played custodian to this distinct home. Renowned artist, Cedric Kennedy, commissioned his friend and well-known architect, C J Marshall, to build the house in 1934. Considered by some to be controversially ahead of its time, the property aroused sufficient interest to feature in Country Life magazine in 1937 suggesting pleasure be drawn from the 'contrast of old and new side by side' and describing Croft Edge as a 'piece of living history.'

The sense of history is immediately apparent as soon as you pass through the gated entrance and the feeling of space and size of plot, comes as a total surprise for such a central village location. A stunning Indian Bean tree sits proudly on the front lawn, creating a romantic welcome, which follows through the rest of the house. The property opens into a spacious reception hall with cloakroom and sitting room off. Front facing, the sitting room offers a wonderful light filled room, with huge windows spanning the length of the room and overlooking the picturesque lawn and the church spire and Stroud Valley beyond. A fireplace provides a central focus to the room and there is a good sized dual aspect dining area at the far end. The kitchen with Aga, leads off the dining room via a pantry, together with a fabulous walk-in larder with cold shelf. There is a also a utility room to the rear of the property with original working staff bells. A further reception room, initially built as Cedric Kennedy's art studio, leads off the main reception hall, with a study/bedroom 5 to the rear and fireplace in the main studio. Upstairs are three front facing double bedrooms, all with wonderful village views and beyond to the Stroud Valley. There is a fourth single bedroom plus a bathroom to the rear of the property plus a separate WC. One of the greatest joys of Croft Edge is its location. Sat in an enviable sized plot of nearly half an acre, the gardens offer a myriad of wonderful trees, including a cherry tree, bay tree and a plethora of fruit trees and bushes. The gated driveway offers ample parking and a garage, in need of modernisation.

Location

Croft Edge is one of Painswick's best kept secrets. Tucked away along Hollyhock Lane in the heart of the village, only the initiated would know the house even exists.

Often referred to as the Queen of the Cotswolds, Painswick has a tremendous sense of community spirit. Croft Edge is a two minute walk from the many local amenities the village has to offer, including a popular primary school, two pubs, a bijou hotel and small local restaurant and also a newly opened cafe and arts shop. There is also a well stocked village shop, chemist and even a highly acclaimed fabric shop.

One of the many attractions to the area are the excellent schools, with grammar schools in Stroud, Gloucester and Cheltenham, as well as many popular schools in the private sector. The village is very popular with tourists and is well known for the beautiful Rococco Gardens and also its Beacon, a huge expanse of common land offering a wonderful source of walks and far reaching views to the Malvern Hills and also host to a popular golf course.

Well placed for commuting, Painswick is circa 90 minutes to London by train, from nearby Stroud mainline station and approximately 20 minutes drive to Cheltenham and Gloucester. The M5 motorway is also within easy reach, for commuting to Bristol and the Midlands.

Directions

From our Painswick office, continue along New Street, through the traffic lights and take the first left immediately after the traffic lights and just past the pharmacy, into Hollyhock Lane. Take the first left and Croft Edge is at the end of the lane, accessed via a five bar gate.
