House For Sale £1,750,000
Maude Road, Camberwell SE5

Description
Fine five bed, three bath Victorian townhouse of 2038 square feet. It’s delivered over four floors, with two master suites. A walled rear garden of circa 40 feet completes the package. And your luck is in: This is a chain free sale.

Maude Road is one of Camberwell’s quietest and prettiest residential offerings - near St. Giles church and churchyard and Lucas Gardens, and you're just a nine minute stroll from Denmark Hill Station (Fare Zone 2).

A pretty front garden (dreamy railings and path tiles here!) is a pleasing welcome. In your porched front entrance and door and you’ll find your double-reception to your right, with crisp white walls and connecting/dividing original painted wooden doors. The front room boasts big sash windows in the bay window, period coving and rose detail, and is over 17 feet by nearly 13 feet. The second reception - a very natural dining room - is over 12 feet by over 9 feet, with central feature fireplace, and original (painted) shutters and box work to the large sash window. Stripped original floors flow through from the hall.

Down a few steps and at the foot of the hall is a guest w.c. To your left. Straight ahead and you’ll find the delightful double-aspect kitchen/diner, which runs over 26 feet. The fitted kitchen is a timeless Shaker-style in two tones, teamed with smart marble counters and open shelves to one wall. French doors open out to the side-return area of the garden.

The rear walled garden is mature and has both paved and lawned areas. If you fancied more square feet inside, the obvious option is there to extend over the side return area.

Up to the first floor and from the half-landing, you’ve got a sash-windowed full bathroom (white suite here plus an independent shower) plus a separate w.c.

From the landing proper, you’ve got two double bedrooms - to your left, and straight ahead. The first is over 13 feet by over 10 feet (with a built-in alcove closet), and the second rests across the width of the front of the house (with central feature fireplace), of over 16 feet by over 13 feet. Stripped and treated floors grace both. The front bedroom is currently enjoyed as an additional reception room.

Moving to the second floor (appreciating the big sash over the stairwell), and you’ve got a single bedroom/home office or music room to the front of the building, and an oversized double bedroom (over 21 feet by over 10 feet) with en suite sash-windowed modern shower room.

The third floor hosts a classy loft extension. It’s over 23 feet by over 14 feet, with proper height ceilings, loads of accessible eaves storage, and a contemporary en suite shower room with double-glazed window.

Our HQ is really close to Maude Road (on Mary Boast Walk), so we know (and love) this patch especially well…

For public local outside space, you are very close to St. Giles Churchyard and Lucas Gardens, with Lettsom Gardens, Myatt’s Fields, and Brunswick and Ruskin Parks but a short walk too. Brockwell Park, Peckham Rye Park & Common, Burgess Park and even Dulwich and Greenwich Parks are also all easily reached.

Denmark Hill Station is a mere nine minute walk for Fare Zone 2 regular and Overground services. Camberwell Church Street is also close for excellent day and night bus routes. Westminster is 20 minutes away by bike.

Nandine, a two-minute walk up Vestry Road, is perfect for brunch, right next to a pharmacy and a friendly, well-stocked corner shop. And deli culture has arrived in SE5: We like Grove Lane Deli, Gladwell’s and frog Bakery.

A large Sainsbury’s is close on Dog Kennel Hill, and you have a M&S Food Hall close by on Grove Vale, by East Dulwich Station.

Central Camberwell has a strong and getting stronger gastronomic scene - some of our favourites places are Forza Win, The Camberwell Arms, Silk Road, Nandine, Veraison Wines and Theo’s. You’ve got good pubs locally, too: Grove House Tavern (now one of Parched Pub's portfolio), Hermits Cave, The Crooked Well, Stormbird, The Phoenix, The Tiger and The Joiners Arms are all friendly spots.

Zen Yoga Studio is close and Butterfly Tennis Club. Camberwell’s leisure centre is nearby too (walk five minutes) with two pools and gym facilities in a Victorian setting.

Peckham’s close too - walk just 15 minutes to Peckham Rye Station. It’s closer still to Bellenden Road. Peckham’s night and high life includes rooftop bars atop Peckham Levels and The Bussey Building. Bellenden Road’s best restaurants and cafes include The Begging Bowl, Artusi and Ganapati (with takeaway too on Maxted Road). For more options, Dulwich, Herne Hill and Brixton are all close.

Kids or thinking of? Lyndhurst and Dog Kennel Hill primaries are your closest. And the Dulwich independent schools are but a short drive, as is The Villa Nursery and Pre-Prep. School (on Lyndhurst Grove).
