Why you’ll like it
Built on the cusp of the Victorian and Edwardian periods, this substantial family home bears the architectural features of both. The architects of this era certainly knew a thing or two about space and light which is evident in its scale and the generous amount of glazing on both the east and westerly elevations.
Set back from the road behind a slate-chip front garden with structural planting, this house has plenty of kerb appeal. Stepping inside to the entrance hall you gain a fantastic line of sight right through the depth of the house to the garden through the exceptional kitchen and dining room. Wooden floors have been brought back to their original grandeur and many period features are evident within the dado rails, picture rails, skirting boards and cornicing which continue in first reception room to the right.

Living & Dining Room:
Once two rooms, the ground floor receptions have been opened to create one elegant, through living and dining room with dual aspect windows allowing natural light to stream right through from east to west while bringing in views of the gardens. A wide bay window almost covers the westerly wall allowing a warm light to filter in during the afternoon through energy efficient double-glazed sashes which remain in keeping with the character of the house. Sage green walls complement the warm wood floors while furnishings have been used to define each space. There is ample room for relaxing, formal dining and entertaining in here, and a second door opens from the dining area to the hall near the kitchen which creates a sense of flow- ideal when entertaining in large numbers. During the cooler seasons, a wood burning stove adds warmth to wintery evenings while ceiling pendants and wall lights set the mood.

Kitchen Breakfast Room:
Newly fitted only last year, the kitchen breakfast room is beautifully appointed with streamlined handle-free cabinetry, pale quartz worktops and stylish geometric luxury tiled flooring which is heated from below. This pattern is echoed in the glass splashback and the generous central island is illuminated by filament pendant lights to complete the scheme. This incredible space feels like the heart of this home with ample room for both family time and sophisticated entertaining. Four to six people can sit comfortably around the oak breakfast bar on the island for less formal occasions, or spill outside to the garden via timber framed French doors during summer. Brilliantly designed for the keen cook, there are three Neff ovens (fan, steam and dual action microwave oven) and an fully automatic coffee machine integrated within a grid formation, mid-height for easy access and cleaning. A full height larder fridge and freezer sit side by side and the dishwasher and washing machine are also seamlessly integrated. Bespoke shelving; perfectly sized for cook books and clever storage solutions have been included within the units to include deep plate and pan drawers and a refuse drawer, while the induction hob takes centre stage on the island with a downdraft extractor fan. Every light fitting is LED and the appliances are energy efficient which has considerably reduced the energy bills in this property.

Garden:
Facing east, but open to the south, the walled rear garden is filled with natural light for most of the day. The patio provides the perfect space for drinks and dining alfresco and the rest of the garden is well-established with border trees and shrubs, so it is a low-maintenance space for those with a busy lifestyle. For the green fingered, there is plenty of scope for further landscaping to create flower beds or add climbing plants to the walls, but it is an attractive space as it stands and is a welcome extension of the house as the weather warms. Carefully placed plants ensure it is not overlooked at the rear, and a twitten runs past the back of the garden to meet Ditchling Road just a few doors down, so muddy bikes, paws and gardening equipment can be brought directly into the garden rather than through the immaculate house.

First Floor Bedrooms & Family Bathroom:
Returning inside, wooden stairs rise up to the first-floor landing which stretches through the depth of the house with two bright double bedrooms on the easterly side with stylish designer wallpapers and deep pile carpet underfoot. These rooms look out over the peaceful garden through double glazed sashes which ensure a warm and restful night’s sleep. Towards the front of the house, bedroom five is the smaller bedroom sitting aside bedroom two making it ideal as a nursery or for a young child wishing to be close to parents or siblings at night. It would also be perfect as a dressing room or a home office depending on need. Bedroom two mirrors the front living room below it with a wide bay window and ample space for a king size bed and several pieces of freestanding bedroom furniture. The family bathroom is easily accessible from all rooms on this floor. It has a contemporary finish with a conical frosted glass hand basin and the shower sits over a jacuzzi bath.

Second Floor Principal Bedroom Suite:
Spanning the entire second floor, the principal bedroom suite offers a peaceful retreat away from the hubbub of family life. A full width dormer with a wide picture window brings in incredible views over rooftops and trees to the hills of the South Downs in the north and the east below open skies which are a joy to wake up to each day. Even with a super king size bed, the floor space is not compromised as a deep walk in wardrobe offers plenty of clothes and shoe storage space for two. Next door, the en suite has a roomy corner shower cubicle and a heated chrome rail for towels.

Agent’s thoughts:
This is an exceptional family home which has been lovingly and tastefully renovated. It is a harmonious and well-designed house offering an incredible amount of space in which to grow and is in the perfect position for families.

Owners’ secret
“We have lived here since 2005 and have really enjoyed our time here. When we first viewed the house, we fell in love with its size and its original features. It was a few years later we decided to renovate – and we have enjoyed entertaining ever since in the new kitchen. There is a palpable sense of community here at Fiveways with lots of local shops (Barfields Butchers, Fiveways Fruits and Ravens Bakery are are fantastic) and parks, plus you can walk to the North Laine in 20 minutes. The beach is only 30-minutes on foot down Ditchling Road, and you can be on the South Downs in equal time with Hollingbury Woods on your doorstep for dog walks. We no longer need the space so we are downsizing, but we have made happy memories here so we will miss it hugely.”
