House For Sale £725,000
Pipits Croft, Langford, Bicester OX26

Description
An ideal location in a quiet cul-de-sac in highly desirable Langford Village, this four bedroom detached home is a rare find. It has ample living space, including two conservatories, a large garden with fruit trees and benefits from many eco-friendly upgrades. The house has solar panels, Tesla PowerWall whole-house battery, ev charger, energy efficient induction cooktop, LED lighting, etc. The owners electricity bill for all of 2021 was just £151.

The kitchen/diner has been finished to a high standard with modern, recently upgraded major appliances. The electric cooker has an energy-efficient induction hob, two independent ovens and matching new lighted vent hood. The high-end dishwasher was installed about a year ago.

The kitchen flows naturally through wide French doors into the recently built 4x6 metre (18.7x16.8 foot) conservatory with cathedral-style glass roof. Large double sliding doors on the long wall open up to the great outdoors when it’s warm, but thermal glass all around keeps the warmth in when it’s cold outside. This room can serve as a family lounge, dining space, playroom or all of the above. Plants love it.

The large main lounge has an electric fireplace insert which can be operated as light only and/or with heat to warm the room. A charming bay window faces front to the drive and garage. There is a Sky dish installed outside and the cables enter the house here. The rear of the lounge leads to the older, somewhat smaller conservatory, currently used as a gym space. Behind it is a sheltered private patio leading to the garden and back to the new conservatory.

Rounding out the ground floor, around the corner from the entry, is a WC and a small office room with a window facing the front garden.

Upstairs are four double bedrooms, including the spacious master suite. Both upstairs bathrooms were fully renovated a few years ago. The ensuite master bathroom has a luxurious, over-sized shower with downpour and handheld spray and digital temperature control. The bedroom has lots of built-in wardrobe space and a cosy alcove that’s just right for a baby crib or comfy chair(s).

Three more good sized double bedrooms complete the upper floor, all with built-in wardrobes.

The attic above provides ample additional storage space.

The double garage has parking for two cars and space for two cars on the driveway in front. There is more storage space in its loft. A side door connects to the fully fenced private back garden.

The rear garden is laid to lawn, with several fruit trees (the apples are especially tasty). Behind the garden is green space, well separated by trees and shrubs. A gate leads to a hidden passage out to the green space.

Pipits Croft in Langford Village is a near ideal location. It’s an short walk round the corner to a cluster of shops with a Tesco Express, a chemist, a pub, a coffee shop, etc, next to the primary school. About 10 minutes walk in the other direction, through the green space, is the Bicester Village train station with trains to Oxford and London. The East West rail project is underway which will soon connect the Bicester Village station to Milton Keynes and Cambridge as well. The Bicester North station can take you to London as well, or to points north.

A few steps beyond the Bicester Village train station is Bicester Village itself, the world-famous designer outlet with clothing stores, restaurants and more.

By car, Oxford is 15 miles away, Aylesbury 17 (and Waddesdon Manor on the way there). The M40 is nearby at J9 or J10, leading south to the M25 and London or north to Birmingham and beyond.

Bicester is an historic, yet fast growing market town. The house is an easy walk into downtown, where cars are banned from the core shopping area. Bicester is a vibrant, thriving town with easy access to everything a modern family needs.

“In the owners words”

We love this house and have made many improvements in the years we’ve lived here. It’s ideal for raising a family, with the primary school a few minutes walk away and both upper schools easily walkable as well. We’ve raised our kids here and both are now at university in London. The neighbours are great, the location is super convenient and with energy costs skyrocketing, the solar and battery will save you a fortune. We wouldn’t sell except that our nest is now empty and we’re moving on to our retirement cottage in sunnier climes. You’ll love this home.
