Spencer Road, London E17

Description
This distinctive end of terrace two bedroom house in popular Upper Walthamstow has been totally refurbished and beautifully decorated. Located within easy walking distance of the neighbourhood shops, cafes, and bars along Wood Street, and the overground station, it’s also close to great schools and green spaces.

If you lived here…

You’d come home to a lovely, light-filled home, with large living spaces perfectly suited to your lifestyle. With a spacious open plan main living space and a separate kitchen on the ground floor, and two double bedrooms and a bathroom above, there’s plenty of space for all your stuff, for guests to stay, and to work from home. The property also has an approx 12 ft long side return and over 50 ft long garden, and the potential for extension subject to planning permission.

The open plan living room runs from the front to the back of the house and is over 24 ft long. It has two sash windows at the front and a rear picture window with garden views. Originally two rooms, it lends itself to having an area with sofas in the front half, and a dining space to the rear, adjacent to the kitchen. This is an elegant room with great proportions, that combines traditional features such as the sash windows, ceiling roses, and cornicing, with modern additions including a wood-burning stove, school-style radiators, and a wood floor.

The galley kitchen has sleek ultra-modern cabinets and a mix of integrated and freestanding appliances. A window to the side return and double glazed doors to the garden make it a very pleasant light and bright space.

Upstairs the main bedroom is flooded with natural light from three unusually large sash windows to the front of the property. The second bedroom, also a double, is to the rear and has a picture window with garden views. The stylish spacious bathroom has a contemporary suite comprising a freestanding bath, walk-in shower, basin, and WC. The basin sits on a natural wood cabinet, and the fixtures are a very modern matt black.

The garden needs a bit of attention but has the potential to be an amazing outdoor space. It has paved areas next to the house and at the end, and in between a wide central path with raised beds on each side.

What else?

A word from the owners...

"We have absolutely loved living here. Wood street is going from strength to strength with the amazing Dudleys for coffees/brunch, Clapton craft beer shop/bar for beer and wines, and without a doubt the best pastries in London from Chocolatine. Even closer to the house (2 minutes) you can get delicious coffee from Ruttle and Rowe. Epping forest is a 5 minute walk away and we love walking the dog there, trail running and bike riding.

It’s really easy to walk into Walthamstow Village, or to go for pizza and drinks at the industrial estate home to Gods Own Junkyard and many breweries. Soho Theatre is opening its new venue in Walthamstow next year. The William Morris Gallery and Lloyd Park are a 15 minute walk away, with a great Saturday food market, play area and skate park for kids.

Transport wise, the overground will take you direct to Liverpool Street in 20 minutes, passing through Hackney. Not sure why you would ever want to leave the area though!"
